Job Summary

SYNC City Line is hiring a non-certified Maintenance Technician to join our service team. The ideal candidate has prior make‑ready/maintenance experience and is comfortable assisting with grounds duties, running tickets between unit turns, and participating in the on‑call and weekend trash hours rotation. EPA certification or HVAC experience is not required. Prior painting, sheetrock repair, electrical and appliance troubleshooting and repair experience, and a valid driver’s license are required.

Key Responsibilities
  • Participate in daily groundskeeping duties throughout the community.
  • Complete work orders as assigned by the Maintenance Supervisor and/or Property Manager, prioritizing in order of urgency.
  • Walk all grounds, parking lots, garages, pool areas, amenity spaces, and common areas to remove waste items and ensure equipment and property are in proper working condition and free from safety hazards.
  • Complete the make‑ready process to ensure unit availability for leasing efforts.
  • Support the Maintenance Supervisor with checklists and assigned projects.
  • Update all relevant systems with work order and make‑ready statuses for tracking and reporting.
  • Respond to after‑hours and emergency work order calls.
Essential Duties
  • Monitor and complete make‑ready unit turns.
  • Diagnose and correct minor appliance failures (e.g., replace dishwasher motors, garbage disposals, ice makers, stove elements, thermocouplings).
  • Repair minor electrical problems (e.g., replace switches, receptacles, fixtures); may work with 110‑220 V circuits.
  • Repair minor plumbing problems (e.g., replace bibs, seats, pop‑up assemblies; operate sewer machines; season copper lines; maintain boiler logs).
  • Perform minor carpentry, glass, and sheet‑rock repairs (e.g., remove/replace door frames, patch sheet‑rock holes, apply texture, repair sub‑floors, repair cabinets).
  • Assist in monitoring inventory of maintenance and cleaning supplies and facilitate accurate replacement orders.
  • Perform necessary repairs and preventative maintenance on rental units as they become vacant; maintain adequate supplies of ready units for occupancy and sales presentations; assist in painting of interior units, office, clubhouse, laundry rooms, common areas, and occupied units.
  • Repair or patch carpet, re‑stretch, install vinyl, or sheet goods.
  • Re‑key locks and cut keys.
  • Continuously inspect the property for safety hazards, correct them immediately, and advise on necessary action.
  • Share on‑call duty with the Maintenance Supervisor and team; remain available at all times via pager unless prior arrangements are made.
  • Perform reasonable duties under the supervisor’s direction in completing resident work orders and service requests.
  • Incorporate safety and customer service into all job duties.
  • Maintain consistent and punctual attendance.
  • Perform other reasonable duties as assigned.
Marginal Duties
  • Perform daily pool care, ensuring proper chemical balance and that the area is free of safety violations; possess a pool operator’s certificate.
  • Perform supplemental exterminations as needed and allowed by law in vacant units and for ant beds.
  • Travel to suppliers to pick up parcels and supplies as directed.
  • Other duties as assigned.

Experience Requirements
  • High school graduate or GED.
  • A minimum of two years prior apartment maintenance/make‑ready experience.
  • Valid driver’s license.
  • Participation in on‑call rotation and weekend trash hours rotation.
Position Summary

Assists and works under the direct supervision of the Maintenance Supervisor, performing necessary repairs and preventative maintenance throughout the entire property.
