Maintenance Supervisor – Overview

The Maintenance Supervisor is responsible for all maintenance aspects of the community’s operations and objectives. Accountability includes operating the property budget, increasing Net Operating Income, maintaining the physical asset, providing a quality living environment for residents, and establishing a productive working relationship with staff.

What You Will Do
  • Supervise and direct a team of maintenance technicians, assigning tasks and ensuring work is completed efficiently and to a high standard.
  • Provide on‑the‑job training and ensure staff are knowledgeable about property systems and maintenance procedures.
  • Perform and oversee repairs on HVAC, plumbing, electrical, and other equipment, addressing issues promptly.
  • Respond to and prioritize work orders submitted by residents, ensuring timely resolution.
  • Implement and manage a preventive maintenance schedule to keep systems operating properly and prevent future issues.
  • Conduct regular property inspections to identify maintenance needs and safety hazards.
  • Ensure compliance with local, state, and federal regulations regarding safety and building codes.
  • Work within the maintenance budget to conduct repairs cost‑effectively.
  • Maintain inventory of tools, equipment, and supplies.
  • Obtain vendor quotes, recommend contractors, and assist in managing outsourced contracts.
  • Coordinate with internal stakeholders and contractors for specialized repairs and large projects.
  • Be available for after‑hours emergencies and ensure critical repairs are handled promptly.
  • Interact professionally with residents, addressing maintenance concerns and ensuring satisfaction.
  • Implement and enforce safety procedures, ensuring OSHA compliance and proper tool maintenance.
  • Maintain accurate records of maintenance activities in property management software or trackers.
  • Provide regular updates to property management on maintenance activity status and significant trends.
  • Perform additional duties as assigned.
What You Will Need
  • High school diploma or GED equivalent.
  • 3–5+ years of property management or related experience.
  • HVAC and/or CPO license preferred.
  • Valid driver’s license.
  • Proficient electrical, plumbing, and appliance repair skills.
  • Knowledge of environmental hazards (e.g., asbestos, lead, mold, radon) in residential settings.
  • Ability to use a personal smart device for property operations and communication.
  • General proficiency with Microsoft Office and property management software.
  • Strong organizational, time‑management, and supervisory skills for at least two associates.
