Job Overview

This Service Technician position performs technical and mechanical work that ensures the physical aspects of the buildings, grounds, amenities, and common areas of the property meet the Company’s standards for cleanliness, appearance, safety, and overall functionality.

Essential Responsibilities
  • Completes assigned work orders generated from resident requests and preventative maintenance by diagnosing the source or cause of defects and making repairs in accordance with established policies, procedures, safety standards, and code requirements.
  • Completes the make‑ready process to prepare vacant apartment homes for leasing and new move-ins: conducts pre‑move‑out inspections, creates a punch list of maintenance work needed, schedules vendors and contractors as required, obtains needed supplies and materials, completes all maintenance tasks, and inspects finished work.
  • Follows procedures for accessing and obtaining materials, supplies, equipment, and tools from the property’s maintenance department, tracking inventory used, returning unused items, and notifying the maintenance supervisor to reorder as needed.
  • Completes documentation and paperwork accurately and promptly so that service requests can be properly documented and tracked.
  • Assists in maintaining grounds, common areas, and amenities by picking up trash and debris, pressure‑washing breezeways and pool areas, performing general cleaning, and painting curbs and signage as needed.
  • Supports cost‑cutting and expense control programs by fixing rather than replacing parts when possible, avoiding waste of materials and supplies, and correctly using tools and equipment.
  • Other Responsibilities
  • Complies with safety and risk‑management policies by attending routine safety meetings, completing required OSHA and other safety training, and reporting accidents and incidents promptly.
  • May periodically inspect work performed by contractors, vendors, and other service providers to verify that the work, materials, and services meet quality standards, scope, and specifications.
  • Assists in conducting routine and periodic property inspections to identify safety and risk‑management concerns, maintain the property in good repair, and communicate concerns to management.
  • Physical Demands

    The incumbent must stand, walk, sit, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas. Work may be performed indoors and outdoors in all weather conditions. The incumbent must push, pull, lift, and carry weights up to 25 pounds independently and 50 pounds with assistance. Rare or regular travel may be required to assist other properties, attend training, or business meetings.

    A flexible work schedule is required, including call duty during evenings, weekends, and holidays.

    Required Licenses or Certifications
    • EPA certifications Type 1 and II or Universal for refrigerant recycling (Applicable to Certified Service Technicians).
    • All certifications required by State and Local jurisdictions (Applicable to all Service Technicians).
    • Valid driver’s license to operate a golf cart on property, if applicable.
    Compensation

    Hourly range: $14.86 – $21.54.

    Additional Compensation

    Corporate positions may be eligible for a quarterly or annual bonus program based on individual and company performance. Onsite property positions may be eligible for weekly, monthly, and/or quarterly bonus programs.
