Job Summary

Service Technician – onsite role in Columbus, OH. Responsible for maintaining and repairing the physical aspects of the building, grounds, amenities, and common areas to meet safety, appearance, cleanliness, and functionality standards.

Essential Responsibilities
  • Complete assigned work orders generated from resident requests for service and preventative maintenance, diagnosing the source of defects, and making repairs in accordance with policies, procedures, safety standards, and code requirements.
  • Perform the “make-ready” process to prepare vacant apartment homes for leasing and move‑ins, including pre‑move‑out inspection, creating a punch list of maintenance work, scheduling vendors and contractors, obtaining supplies, completing maintenance tasks, and inspecting finished work.
  • Follow procedures for accessing and obtaining materials, supplies, equipment, and tools from the maintenance department, tracking inventory, returning unused items, and notifying the supervisor about re‑ordering needs.
  • Complete documentation and paperwork in a timely, accurate, and complete manner so that service requests can be appropriately tracked.
  • Assist in maintaining grounds, common areas, and amenities by picking up trash and debris, pressure‑washing breezeways and pool areas, performing general cleaning, and painting curbs and signage as needed.
  • Support cost‑cutting and expense control programs by fixing rather than replacing parts when possible, avoiding wasteful use of materials, and practicing correct tool and equipment use.
Other Responsibilities
  • Comply with safety and risk‑management policies by attending routine safety meetings, completing required OSHA and other safety training, and reporting accidents and incidents promptly and accurately.
  • Periodically inspect work performed by contractors, vendors, and other service providers to verify that work, materials, and services meet quality standards, scope, and specifications.
  • Assist in conducting routine and periodic property inspections to identify safety and risk management concerns, keep the property in good repair, and communicate concerns about physical needs to management.
Physical Demands

Incumbents must stand, walk, and/or sit for extended periods, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas. Work inside and outside in all weather conditions; push, pull, lift, carry, or maneuver weights up to 25 pounds independently and 50 pounds with assistance. May require travel to assist other properties, attend training or meetings, and work a flexible schedule, including evenings, weekends, and holidays.

Required

Licenses or Certifications
  • EPA certifications Type 1 and II or Universal for refrigerant recycling (applies to Certified Service Technicians).
  • All certifications required by State and Local jurisdictions (applies to all Service Technicians).
  • Valid driver’s license to operate a golf cart on property, if applicable.
Hourly Pay

$23.00 – $25.00 per hour.

Additional Compensation

Eligible for quarterly or annual bonus programs for corporate positions and weekly, monthly, or quarterly bonus programs for onsite property positions depending on performance.
