JOB DESCRIPTION SUMMARY

This position performs painting work and various duties to ensure the physical aspects of the buildings, grounds, amenities, and common areas meet the Company’s standards for cleanliness, appearance, safety, and overall functionality. Work involves travel between Williamsburg and Richmond, VA.

ESSENTIAL RESPONSIBILITIES
  • Complete assigned painting requests and preventative maintenance, diagnosing defects and addressing needs per established policies, procedures, safety standards, and code requirements.
  • Complete the make‑ready process for vacant apartments, including pre‑move‑out inspections, punch list creation, vendor scheduling, procurement, maintenance execution, and final inspection.
  • Follow procedures for accessing and obtaining materials, supplies, equipment, and tools from the maintenance department, tracking inventory, returning unused items, and notifying the supervisor of re‑ordering needs.
  • Complete documentation and paperwork accurately and timely so service requests are appropriately tracked.
  • Assist in maintaining grounds, common areas, and amenities by picking up trash, performing pressure washing, general cleaning, and painting curbs and signage as needed.
  • Support cost‑cutting and expense control by fixing parts when possible, avoiding waste, and using tools and equipment correctly.
OTHER RESPONSIBILITIES
  • Comply with safety and risk‑management policies, attend routine safety meetings, complete required OSHA and other safety training, and report accidents and incidents promptly.
  • Periodically inspect work performed by contractors, vendors, and other service providers to verify that work, materials, and services meet quality standards, scope, and specifications.
  • Assist in conducting routine and periodic property inspections to identify safety and risk‑management concerns, keep the property in good repair, and communicate concerns to management.
PHYSICAL DEMANDS
  • Stand, walk, sit, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas for extended periods.
  • Work inside and outside in all weather conditions.
  • Push, pull, lift, or carry up to 25 pounds independently and up to 50 pounds with assistance.
  • Travel as required to assist other properties, attend training, or business meetings.
  • Work a flexible schedule, including evenings, weekends, and holidays.
REQUIRED LICENSES OR CERTIFICATIONS
  • Professional painting experience – 3+ years.
  • All certifications required by state and local jurisdictions for Service Technician duties.
  • Valid driver’s license to operate a golf cart on property, if applicable.
COMPENSATION

Hourly rate: $25.00 – $27.00.

ADDITIONAL COMPENSATION
  • Corporate positions may be eligible for quarterly or annual bonus programs based on individual and company performance.
  • Onsite property positions may be eligible for weekly, monthly, or quarterly bonus programs.
