SummaryThis position is primarily responsible for maintaining the physical integrity of the community at all times. The role ensures a safe and secure living environment for residents, visitors and staff, anticipates, identifies and corrects any property issues, and implements procedures to prevent future problems.
Essential Duties and Responsibilities- Perform maintenance and repair tasks personally or delegate to maintenance and/or janitorial staff.
- Oversee and occasionally inspect work performed by staff.
- Manage the work order system for handling resident service requests, correcting situations within 24 hours when possible.
- Ensure that all make‑ready repairs and services are completed correctly and on schedule.
- Schedule maintenance personnel with the Property Manager so that maintenance is available for emergency purposes, 24 hours a day, seven days a week.
- Troubleshoot maintenance problems and recommend corrections.
- Procure bids for outside contractors or repair vendors and monitor the work completed.
- Assign and properly document resolutions to work orders.
- Provide information for work order status reports, capital improvements, and major repairs documentation.
- Review maintenance‑related contracts with the Property Manager and maintain a record of contract dates and cancellation requirements.
- Report all major repairs and requisitions to the Property Manager prior to any expenditure of funds.
- Assist in keeping grounds neat and free of litter; rake, sweep, shovel as circumstances warrant.
- Remain aware of the condition of the physical property throughout the community and immediately correct unsafe conditions.
- Maintain accurate records regarding preventive maintenance, work orders, expenditures, apartment make‑ready status, work‑in‑progress, etc.
- Review and recommend revisions to routine and preventative maintenance schedules.
- Schedule and perform minor and routine maintenance on all appropriate equipment on a regular basis.
- Inspect and maintain all tools in excellent condition and ensure an adequate inventory of spare parts and maintenance materials.
- Conduct regularly scheduled safety meetings with the entire staff; maintain and communicate HAZCOM standards, keep MSDS sheets current and readily accessible.
- Maintain thorough knowledge of pertinent laws and EPA/OSHA regulations governing property storage and management of hazardous materials.
- Assist FMCS in monitoring and coordinating efforts regarding safety hazards, including LBP, asbestos, radon, hazardous spills and workplace safety.
- Instill a “safety first” attitude not only with maintenance staff but with all employees.
- Instruct staff on proper use and guidelines for wearing/using safety items and ensure consistent equipment usage.
- Perform work area clean‑up and safety‑related duties.
- Coordinate with the Property Manager to hire/terminate, supervise, coach and conduct disciplinary action of maintenance and/or janitorial staff according to company policies and procedures.
- Conduct new hire orientation for maintenance and/or janitorial staff and facilitate ongoing development and training.
- Establish expectations and goals for staff and evaluate performance.
- Ensure proper maintenance staffing or coverage of the site at all times by preparing a schedule.
- Coordinate all site‑specific aspects of payroll for the maintenance and/or janitorial staff, including employee timecard management.
- Assist the Property Manager in implementing, communicating, and/or enforcing all Human Resources related tasks and policies.
