Lead Building Engineer
As Lead Building Engineer, you’ll be responsible for ensuring the maintenance systems are running efficiently to ensure the safety of our clients and their properties. You’ll respond to client requests, prioritize and assign work orders, and follow up to ensure minimal downtime. Proactive inspections, alarm testing, and implementation of preventative maintenance programs are key parts of the role. You will also develop strong relationships with property managers, suppliers, and department leaders, and manage multiple priorities and reports, including inventory, records, and schedules.
Responsibilities- Maintain and check daily operating logs for air conditioning, fan units, gauge charts, utility meters, and general complaints.
- Ensure building systems and tenant service requests are handled efficiently and at the most economical cost.
- Assist in the development of the annual budget and RFP process for budgeted projects.
- Demonstrate a clear understanding of operating procedures and proper chemical treatment levels for cooling towers and boilers.
- At least 5 years of experience in building/property maintenance or engineering.
- Solid working knowledge of HVAC systems/maintenance, electrical, plumbing, energy management systems, and other building mechanical equipment.
- Proficiency in Microsoft Office (MS Outlook, MS Word, MS Excel).
- Flexibility to be on‑call to respond to after‑hours or weekend emergency requests.
- Valid driver’s license (bonus).
- Working knowledge of work order and preventative maintenance software systems.
- Holding any necessary or required licenses based on building and jurisdictional requirements (bonus).
- Strong organizational and analytical skills.
- Excellent communication skills.
Area/Location Specific:
Richmond, Virginia Approximate Compensation Range for this Role: $44.67/hour to $48.07/hour.
Individual pay is determined by work location and additional factors, including job‑related skills, experience, and relevant education or training.
