- $26‑$28 per hour depending on experience plus the opportunity to earn quarterly bonuses based on property performance.

We are looking for a Maintenance Technician for a well‑maintained property with under 100 units. The Maintenance Technician is the primary person responsible for the ongoing maintenance of a multi‑million‑dollar multi‑family property. The position reports directly to the Community Manager and is responsible for the community's overall physical condition and value. Responsibilities include maintaining the physical condition of the exterior of the property and the interior of vacant units, exercising cost controls when ordering maintenance supplies, maintaining management/vendor relations, occasionally training other maintenance technicians, and effectively running daily operational maintenance.
Primary Responsibilities:- Respond to maintenance requests received from management on behalf of residents within 24 hours, noting maintenance directives.
- Be on‑call for after‑hours and weekend emergency maintenance calls.
- Repair lights, electrical, and plumbing (switches, outlets, circuit breakers, faucets, clearing stoppages, replacement of fittings, replacement of fixtures, etc.).
- Paint the interior/exterior of buildings.
- Perform carpentry work such as fitting doors, replacing shelves, sanding, and replacing hardware.
- Change locks as required.
- Inspect all units, buildings, and common areas, completing small repairs as needed.
- Prepare vacant apartments for occupancy within 3 to 5 days.
- Check physical security by ensuring storage areas and other entrances are locked and that there is adequate lighting in hallways, parking areas, and grounds.
- Know the location of the water meter cutoff, all apartment/fixture cutoffs, gas meter cutoff, and the sewer clean‑outs.
- Light pilot lights as needed or call the gas company for more complex gas problems.
- Perform scheduled preventive maintenance.
- Perform scheduled maintenance on all installed equipment based on the manufacturer's recommendations and operating manuals.
- Adhere to safety, security, and maintenance policies, directives, and activities.
- Order maintenance supplies with the Supervisor's approval.
- Perform other duties as assigned by the Maintenance Supervisor or on‑site Community Manager.
- Attend meetings and seminars as directed by the Regional Manager.
- Practice safe and efficient work techniques to minimize potential injuries and hazardous conditions.
- Participate in safety meetings and inspections.
- Ensure that equipment, materials, and work areas are kept neat and orderly.
- Experience working in Property Maintenance (preferred).
- Knowledge and experience of interior/exterior painting.
- Knowledge and experience of plumbing.
- Basic electrical knowledge and experience (preferred).
- Must meet deadlines consistently.
- Must possess a strong work ethic and integrity.
- Must possess strong attention to detail and accuracy.
- Must have a Valid California Driver's License and a clean driving record.
- High School diploma or equivalent GED.
