Job Description Summary

This position performs technical and mechanical work to ensure that the physical aspects of the buildings, grounds, amenities, and common areas of the property meet the company’s standards for cleanliness, appearance, safety, and overall functionality.

Essential Responsibilities
  • Completes assigned work orders from resident requests and preventive maintenance by diagnosing defects and making repairs according to established policies, procedures, safety standards, and code requirements.
  • Performs the make‑ready process for vacant apartments: pre‑move‑out inspection, punch‑list creation, vendor scheduling, supply procurement, completion of maintenance tasks, and inspection of finished work.
  • Follows procedures for accessing and obtaining materials, supplies, equipment, and tools from the maintenance department, tracks inventory, returns unused items, and notifies the supervisor of re‑ordering needs.
  • Completes documentation and paperwork in a timely, accurate, and complete manner for proper tracking of service requests.
  • Assists in maintaining grounds, common areas, and amenities by picking up trash and debris, pressure‑washing breezeways and pool areas, performing general cleaning, and painting curbs and signage as needed.
  • Supports cost‑cutting and expense‑control programs by fixing rather than replacing parts, minimizing waste, and using tools and equipment correctly.
Other Responsibilities
  • Complies with safety and risk‑management policies, attends routine safety meetings, completes required OSHA training, and reports accidents and incidents promptly and accurately.
  • Periodically inspects work performed by contractors, vendors, and other service providers to verify that work, materials, and services meet quality standards, scope, and specifications.
Service Technician
  • Assists in routine and periodic property inspections to identify safety and risk concerns, keep the property in good repair, and communicate concerns about physical needs to management.
Physical Demands
  • Stand, walk, or sit for extended periods; bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
  • Work indoors and outdoors in all weather conditions (rain, snow, heat, hail, wind, sleet).
  • Lift, pull, push, carry, or maneuver weights of up to twenty‑five (25) pounds independently and fifty (50) pounds with assistance.
  • Rare or regular travel may be required to assist other properties, attend training classes, or business meetings.
  • Work a flexible schedule, including calls during evenings, weekends, and holidays.
Required Licenses or Certifications
  • All certifications required by state and local jurisdictions.
  • Valid driver’s license to operate a golf cart on property, if applicable.
Compensation

Hourly range: $20.00 – $26.00.

Additional Compensation
  • Corporate positions:
    Eligible for quarterly or annual bonus programs based on individual and company performance.
  • Onsite property positions:
    Eligible for weekly, monthly, or quarterly bonus programs.
