We are currently seeking an experienced Maintenance Supervisor to join our team in Riverview, Florida. This leadership role is ideal for a skilled maintenance professional with expertise in multifamily property maintenance, HVAC systems, building operations, facilities management, team leadership, preventive maintenance, and resident service excellence
.

Maintenance Supervisor Responsibilities

As a Maintenance Supervisor, You Will

  • Lead, mentor, train, and develop a high-performing maintenance team.
  • Recruit, coach, and retain maintenance staff while fostering a culture of accountability and professionalism.
  • Oversee all aspects of multifamily property maintenance and building operations.
  • Ensure timely completion of resident service requests and work orders with exceptional customer service.
  • Diagnose, troubleshoot, and coordinate repairs involving HVAC, electrical, plumbing, appliance, and mechanical systems.
  • Manage apartment make-ready and turnover processes to ensure units are prepared for occupancy on schedule.
  • Develop and execute preventive maintenance programs to maximize equipment life and protect property assets.
  • Maintain the overall appearance, cleanliness, and curb appeal of the community.
  • Monitor and ensure efficient operation of all building systems and property infrastructure.
  • Maintain compliance with OSHA regulations, safety standards, building codes, and risk management procedures.
  • Coordinate annual inspections and ensure all regulatory requirements are met.
  • Lead capital improvement projects, renovations, and special maintenance initiatives.
  • Manage vendor relationships, negotiate services, and oversee contractor performance.
  • Control maintenance expenses and operate within established budgets.
  • Develop staffing schedules and participate in a shared 24/7 emergency on-call rotation for local communities.
  • Ensure all maintenance records, service requests, and repair documentation are completed accurately and timely.
  • Promote a safe working environment for residents, team members, vendors, and visitors.
  • Partner with property management to support resident satisfaction, retention, and community goals.
Qualifications
  • Minimum 10 years of experience in facilities, building, apartment, or residential property maintenance.
  • Minimum 3 years of maintenance supervisory or leadership experience.
  • HVAC, EPA, and/or NAPE certification required.
  • Strong knowledge of OSHA regulations, MSDS requirements, workplace safety, and risk management procedures.
  • Advanced troubleshooting and repair skills in HVAC, electrical, plumbing, and appliance systems.
  • Experience with preventive maintenance programs and building systems management.
  • Working knowledge of carpentry, drywall repair, painting, and general maintenance.
  • Experience maintaining complex mechanical systems, including boilers, chillers, central plant equipment, and split-system HVAC units.
  • Strong organizational skills with the ability to manage multiple projects and priorities simultaneously.
  • Excellent problem-solving abilities and attention to detail.
  • Strong written and verbal communication skills.
  • Professional appearance and customer-service-focused attitude.
  • Intermediate proficiency with Microsoft Office and property management technology platforms.
  • Ability to frequently lift 25–50 pounds and work indoors and outdoors in varying weather conditions.
  • Availability to participate in emergency response and shared on-call schedules.
  • Valid driver's license and reliable transportation preferred.
