MAINTENANCE TECHNICIAN
Reports directly to the Maintenance Supervisor.
GENERAL JOB SUMMARYPerforms various maintenance duties for residential units including basic plumbing, electrical, painting, appliance repairs, cleaning units and grounds for inspections and new occupancy. Provide exceptional service while assessing and repairing the property.
RESPONSIBILITIES- Performs basic repairs to appliances, fixtures, switches, outlets, and circuits.
- Performs light plumbing work such as clearing clogs and replacing fittings.
- Performs carpentry work including fitting doors, opening windows, building shelves, and interior/exterior painting.
- Replaces damaged or broken glass, tile, carpet, window screens/blinds, garbage disposals, light fixtures, appliances, locks, and other items.
- Reports all maintenance and resident concerns immediately to the Maintenance Supervisor.
- Responds to work orders, resident requests, and concerns within 24 hours when possible.
- Records accurate, detailed logs for preventive maintenance activities, work order requests, apartment renovations, inventories, and purchase orders.
- Assists Site Manager with:
- Move‑in/move‑out inspections
- Routine inspections required by federal and/or state regulatory agencies
- Make‑ready procedures to vacant units
- Identifies water and gas meter cut‑offs, unit fixture cut‑offs, and sewer clean‑outs.
- Performs scheduled maintenance on equipment according to manufacturer operating manuals.
- Periodically inspects all units, buildings, and common areas, performing repairs and janitorial duties as needed.
- Ensures storage areas and other entrances are locked and adequately lit.
- Attends and/or participates in required training; operates within OSHA, Fair Housing, and ADA standards and follows company safety policies and procedures at all times.
- Maintains effective, timely, and professional interactions with all residents, visitors, contractors, and the property management team.
- Tracks maintenance equipment/material usage as required.
- Performs additional duties upon request.
- High school diploma and/or vocational school certificate preferred.
- Valid driver’s license with an acceptable driving record.
- Ability to bend, lift, climb stairs/ladders, operate hand tools, and work 66% to 100% of the time.
- Ability to read, speak, and comprehend work order instructions and safety regulations.
- Strong technical knowledge of building systems (electrical, heating, etc.).
- Willingness to assist in areas beyond maintenance when needed.
- Personable, trustworthy, and able to work well with residents and co‑workers in a safety‑conscious manner.
- Strong attention to detail in reporting.
