Position: Groundskeeper (Part - Time) - Bluffs at Liberty Glen

We are seeking a Part‑Time Groundskeeper to join our team at Bluffs at Liberty Glen, a 180 unit apartment community in St. Cloud, MN.

Position Summary

The Groundskeeper is responsible for maintaining the cleanliness, safety, and appearance of the property. Duties include daily trash removal from all exterior areas, cleaning around dumpsters, landscaping tasks (raking, mulching, weeding, watering), and snow/ice removal per policy. They maintain common areas by emptying trash, cleaning fixtures, carpets, and laundry rooms, and replenishing supplies. They use a digital device to manage work orders, inspections, and documentation, ensuring a safe work environment, reporting hazards, and complying with Fair Housing laws.

Functions
  • Walk the property daily to remove trash from grounds, breezeways, parking lots, playground, drain basin edges, and behind fence lines; clean around dumpsters; rake/mulch and weed trees and landscaped areas; water grounds as needed; perform snow removal (shovel steps, sidewalks, walkways, apply ice melt, remain on duty until all snow is cleared) and report activities to the Community Manager.
  • Empty all trash containers daily, clean/polish lighting fixtures and common‑area surfaces, clean rugs, carpets, furniture, draperies and blinds; replenish bathroom supplies in office and common areas; clean laundry rooms daily (wipe machines, sweep floors, mop twice weekly).
  • Deliver community fliers, use the digital maintenance device to review, update, and manage work orders daily, document all tasks, complete monthly inspections and maintain proper device care.
  • Maintain a safe work environment, report safety concerns immediately, adhere to all Fair Housing laws and regulations, and alert management to non‑compliance issues.
  • Maintain timely attendance, participate in staff meetings, maintain professional attitude and appearance, and perform other duties as assigned.
Qualifications
  • Ability to communicate in English orally and understand written and oral instructions.
  • Ability to apply common sense and carry out detailed written or oral instructions; deal with problems involving a few concrete variables in standardized situations.
  • Valid driver’s license required; ability to drive a motor vehicle, mini‑truck, under‑speed vehicles (USV), and utility vehicles (UTV) with auto insurance as necessary.
Pay

Up to $18/hour + 5% bonus potential.
