Join Velair Property Management as a Maintenance Technician and play a key role in maintaining and improving our apartment communities. In this role, you will help ensure residents enjoy a safe, comfortable, and well-maintained living environment through preventative maintenance, skilled repairs, and unit preparation.

Schedule:
Monday – Friday, 8:00 AM – 4:30 PM (Full-Time, 40 hours/week), plus participation in after-hours on-call rotation for maintenance emergencies.

- Cell Phone Reimbursement: $60 per month for the business use of your smartphone.
- On-Call Incentive:
Eligible for $100 per week when assigned to on-call rotation.
- Complete work orders including electrical, plumbing, carpentry, HVAC, drywall, painting, appliance repair, and general maintenance tasks.
- Perform preventative maintenance and general repairs on building interior and exterior systems.
- Respond to emergency maintenance service requests and participate in the on-call rotation.
- Assist with snow and ice removal when applicable and document completion.
- Follow all safety protocols, including proper handling of chemicals and understanding Material Safety Data Sheets (MSDS).
- Conduct routine inspections including daily walkthroughs, move-in and move-out inspections, and other building inspections with and without internal and external agents involved.
- Maintain organization and cleanliness of the maintenance shop and supply inventory.
- Communicate updates and concerns regarding property conditions to property management and maintenance leadership.
- Travel to other sites within the portfolio as needed to provide maintenance support.
- Maintain possession of required tools necessary to perform maintenance duties.
- Complete additional duties as assigned in a timely and professional manner.
- High school diploma or equivalent preferred.
- One (1) to three (3) years of related maintenance experience preferred, ideally within multi-family housing, or an equivalent combination of education and experience.
- Basic mathematical ability.
- Basic computer skills.
- Ability to independently complete maintenance tasks including electrical, plumbing, carpentry, HVAC, and appliance repairs.
- Strong troubleshooting and problem-solving skills.
- Ability to prioritize work orders and maintenance needs efficiently.
- Strong attention to safety and adherence to established procedures.
- Strong communication skills and ability to work collaboratively with residents and team members.
- Ability to work independently with minimal supervision.
- Valid driver’s license, ability to drive, and valid insurance.
- Flexibility to work outside standard business hours, including participation in on-call rotation, nights, weekends, and holidays as needed.
- Willingness to travel to other sites within the portfolio to provide maintenance support.
- Commitment to career growth through Velair-supported training and development opportunities, including occasional travel to off-site trainings with infrequent overnight stays.
- Possession of basic tools required to complete maintenance tasks.
- Ability to frequently lift and move 20–70 pounds.
- Ability to walk stairs, climb ladders, and regularly use maintenance equipment.
- Frequent kneeling, bending, and crouching.
- Ability to work indoors and outdoors in varying temperatures and weather conditions.
- Due to the safety-sensitive nature of this role, impairment by drugs, alcohol, or cannabis could pose a risk to health and safety. The company reserves the right to conduct reasonable suspicion drug testing for this role.
