JVL Enterprises is seeking a hands‑on Facilities / Property Manager to oversee the care, maintenance, inspection, and overall condition of two commercial properties, including the Longleaf and Boulter Parkway facilities. This is a working management role, not a desk‑only position. The right candidate will be comfortable leading the work, participating directly in the labor, coordinating vendors, and ensuring all assigned properties are clean, safe, functional, and maintained to ownership standards at all times.
A licensed electrician is strongly preferred, as we are actively making improvements to our buildings and need someone with strong technical judgment across electrical, mechanical, lighting, building systems, and general property maintenance.
- Conducting regular inspections of buildings, grounds, mechanical areas, parking lots, storage areas, exterior spaces, and common areas.
- Ensuring facilities are clean, organized, safe, and in proper working order at all times.
- Performing hands‑on maintenance, repairs, cleaning support, groundskeeping, snow removal, and general property work as needed.
- Coordinating and overseeing cleaning, plowing, mowing, irrigation, landscaping, pest control, HVAC, fire safety, electrical, plumbing, roofing, and other outside vendors.
- Managing annual and recurring inspections, including fire safety, fire suppression, alarms, extinguishers, air handling, HVAC, backflow, water systems, municipal/town requirements, and other compliance items.
- Maintaining an annual inspection and compliance calendar for all assigned properties.
- Identifying maintenance issues, safety concerns, equipment failures, and building deficiencies before they become larger problems.
- Supporting capital improvements, renovations, facility upgrades, and minor construction projects.
- Managing exterior property needs, including mowing, trimming, landscaping, irrigation, drainage, snow plowing, salting, sidewalks, parking lots, and seasonal cleanup.
- Maintaining facility equipment, tools, vehicles, trailers, lifts, lawn equipment, snow equipment, and related property assets.
- Responding to alarm events, urgent facility needs, weather‑related issues, leaks, equipment failures, and other property emergencies.
- Communicating clearly with ownership regarding open issues, risks, costs, vendor work, inspection status, and recommended improvements.
- 5+ years of hands‑on facilities, property management, building maintenance, construction, trade, mechanical, or related experience.
- Experience maintaining commercial buildings, industrial spaces, warehouses, office environments, grounds, and/or residential properties.
- Strong working knowledge of general maintenance, repairs, building systems, cleaning standards, groundskeeping, and vendor coordination.
- Ability to perform physical work and actively participate alongside internal team members and contractors.
- Strong organizational skills and the ability to manage multiple properties, priorities, inspections, vendors, and seasonal needs.
- Ability to troubleshoot issues, solve problems, and follow through until work is complete.
- Professional communication skills with ownership, employees, vendors, contractors, inspectors, and municipal representatives.
- Valid driver’s license and reliable transportation.
- Ability to work indoors and outdoors in all seasons and respond to urgent property needs when required.
- Licensed electrician strongly preferred.
- HVAC, plumbing, mechanical, carpentry, construction, equipment repair, or building systems experience preferred.
- Experience with fire safety inspections, municipal inspections, permits, OSHA/safety standards, and commercial property compliance preferred.
- Experience operating plow equipment, loaders, forklifts, lifts, trailers, lawn equipment, snow equipment, and power tools preferred.
- Experience managing both commercial and residential properties preferred.
This role requires regular physical activity, including standing, walking, lifting, climbing, bending, kneeling, reaching, carrying, operating tools and equipment, and working indoors and outdoors in varying weather conditions. Candidates must be able to lift up to 50 pounds and access all areas of assigned properties, including mechanical rooms, exterior grounds, ladders, storage areas, and maintenance spaces.
