In order to effectively and efficiently maintain the physical assets of properties for both short‑term and long‑term, an Assistant Superintendent must have the knowledge to perform preventative maintenance on the property at a minimal cost. This includes knowledge of landscaping, building trades, and maintenance. This position requires someone with excellent organizational skills along with a strong understanding and awareness of the responsibilities at hand.
EssentialFunctions And Responsibilities
- Inspect the property daily and address maintenance or other issues detected. Evaluate all observed conditions and take corrective action in accordance with homeowners.
- Maintain harmonious relations with homeowners, local officials, Kenrick staff, contractors, attorneys, insurance agents, and neighboring associations.
- Work with superintendent, on‑site manager.
- Inspect the property for rule violations and report findings to the superintendent and/or on‑site manager to issue citations as needed.
- Follow the due process procedure when a complaint is filed by any homeowner, or if he himself notices any rules or regulations being violated. Any violation shall be documented in the form of a citation and reported to the property manager.
- Work in place of superintendent when the superintendent is not on duty.
- Operate and maintain all of the equipment and regularly check all mechanical devices and controls to ensure proper operations as needed.
- Perform the necessary daily maintenance and repairs as needed and provide 24‑hour emergency service coverage. Maintenance tasks include, but are not limited to:
- Inspection and repair of any light fixtures
- Minor plumbing repairs
- Minor roof repairs
- Gutter cleaning
- Painting
- Receive and review all incoming service requests, phone calls, and e‑mails, and prioritize them on a daily basis.
- Record each request on a maintenance request form.
- Investigate each service request within 24 hours of receipt.
- Assist in filing completed forms.
- Complete maintenance request form upon completion of work.
- Any other duty requested by the property manager and/or board.
- Walk around the property at least once a day and note any problems with the roadways, sidewalks, tennis courts, and lawn areas that need immediate attention.
- Prune and trim all shrubs and bushes as needed and as directed by property manager.
- Complete the spring and fall clean up.
- Snowplowing of service roads.
- Clean and shovel all concrete walkways.
