Summary
Under the supervision of the Maintenance Supervisor/Senior Director of Property Management, the Maintenance Technician I is responsible for the daily oversight, upkeep, and maintenance of assigned property(s). This includes supervision of Janitor, coordination of repairs, janitorial functions, groundskeeping, and ensuring that the property is maintained in a safe, clean, and operational condition for residents and staff.
Essential Functions General Maintenance & Repairs- Perform and oversee emergency and non-emergency repairs as assigned.
- Conduct regular property inspections to identify maintenance needs and ensure safety compliance.
- Monitor and coordinate scheduled maintenance services (heating systems, plumbing, pest control, landscaping, snow removal, etc.).
- Complete building renovations, preventive maintenance, and special projects on schedule.
- Ensure that maintenance work orders are completed in a timely, professional, and cost-effective manner.
- Maintain agency equipment and tools in good working order.
- Maintain property grounds by removing litter, weeds, and debris.
- Mow lawns, trim shrubs, and maintain exterior appearance of all properties.
- Ensure exterior lighting and safety systems are operational.
- Shovel and salt walkways and driveways during winter months.
- Remove graffiti and maintain clean building exteriors.
- Maintain inventory of janitorial and maintenance supplies.
- Purchase materials and supplies with proper authorization.
- Ensure cost-effective use and secure storage of all tools and supplies.
- Supervise maintenance and cleaning personnel, providing training and performance feedback.
- Maintain open communication with property managers, site staff, and residents.
- Prepare maintenance reports and keep management informed of major issues or safety concerns.
- Respond promptly to after‑hours emergency calls (e.g., break‑ins, fire alarms, flooding, heating system failures).

Strong oral and written communication skills in English;
Spanish optional.
- Minimum 3 years of experience in property maintenance or facilities management.
- Knowledge of electrical, plumbing, carpentry, painting, and HVAC systems.
- Experience supervising maintenance staff preferred.
- Ability to work independently and prioritize multiple tasks.
- Physically able to lift 50 lbs. and perform repetitive movements such as bending, squatting, and standing for extended periods.
- Valid NYS driver’s license and reliable transportation required.
- Bilingual (Spanish/English) optional.
- High school diploma or GED required; technical training in maintenance or building systems in affordable housing preferred.
This position requires independent judgment within the framework of IADC’s policies and procedures. Maintenance Technician I is expected to display initiative, sound decision‑making, and leadership in ensuring the upkeep and safety of all facilities.
