Residential Maintenance Manager

Midland Management LLC, a family-owned firm in Arlington Heights, IL, seeks a Residential Maintenance Manager to oversee day to day maintenance for a portfolio of apartment and multifamily properties. You will manage work orders, schedule and inspect repairs, coordinate vendors, and ensure apartments and common areas are safe, clean, and well maintained. The role includes budgeting for maintenance, tracking inventory, enforcing safety and code compliance, and providing responsive, professional service to residents and owners in a tight knit, community focused environment.

Responsibilities

• Oversee day-to-day maintenance operations for residential and multifamily properties.
• Manage and prioritize resident work orders to ensure timely, high-quality completion.
• Perform and coordinate repairs across HVAC, plumbing, electrical, carpentry, and general building systems.
• Schedule, supervise, and evaluate outside vendors and contractors.
• Conduct regular property inspections to ensure safety, cleanliness, and code compliance.
• Plan and track maintenance budgets, inventory, and purchasing of supplies and equipment.
• Coordinate apartment turnovers and make-ready standards between vacancies and new move-ins.
• Implement and enforce preventive maintenance programs for building systems and common areas.
• Maintain accurate maintenance records in work order/PM software and prepare basic reports.
• Provide professional, responsive communication to residents, ownership, and internal teams.
