Facilities Manager

Powerus is seeking an experienced Facilities Manager to take ownership of our new manufacturing and technology facility in Rock Hill, South Carolina.

This is a hands‑on role responsible for ensuring the facility is safe, secure, compliant, operational, and capable of supporting a rapidly growing manufacturing business. The Facilities Manager will oversee the day‑to‑day operation of the site while helping us build the processes, standards, vendors, and infrastructure required as the facility scales.

We are looking for someone who is comfortable operating in a fast‑moving environment and solving problems directly. This is not a desk‑based facilities position. You will be expected to know the building, understand what is happening across it, and take ownership when something needs to be fixed, improved, inspected, maintained, or coordinated.

• Own the day‑to‑day operation and maintenance of the Rock Hill facility.
• Manage building systems including electrical, HVAC, plumbing, lighting, fire protection, compressed air, access control, security systems, and other critical infrastructure.
• Develop preventative maintenance schedules, inspection protocols, facilities manuals, SOPs, emergency procedures, and associated documentation.
• Manage external contractors, maintenance providers, utilities, landlords, service agreements, and facilities vendors.
• Coordinate repairs, upgrades, installations, construction work, and facility modifications.
• Support the continued build‑out and commissioning of manufacturing, engineering, warehouse, office, and operational areas.
• Maintain strong standards for site presentation, cleanliness, organization, and general upkeep.
• Work closely with Operations, Manufacturing, EHS, Security, IT, Engineering, and leadership to ensure the facility supports production requirements.
• Support fire, life‑safety, building‑code, occupancy, and other facility‑related inspections and compliance requirements.
• Manage keys, access controls, visitor infrastructure, parking, waste management, janitorial services, grounds, and other site services.
• Maintain accurate records covering inspections, maintenance, contractors, equipment, warranties, certifications, and facility assets.
• Develop and manage the facilities operating budget and identify opportunities to improve reliability and reduce unnecessary cost.
• Establish escalation procedures for facility emergencies and respond quickly when critical infrastructure issues arise.
• Help plan future facility requirements as headcount and manufacturing capacity increase.

• Demonstrated facilities management experience within a manufacturing, industrial, aerospace, automotive, defense, logistics, or similarly complex environment.
• Strong practical knowledge of commercial and industrial building systems.
• Experience managing contractors, maintenance programs, inspections, and facility improvement projects.
• Comfortable working around manufacturing equipment and active production environments.
• Strong understanding of workplace safety and facility compliance requirements.
• Highly organized with strong documentation and process‑management skills.
• Able to manage multiple projects simultaneously and prioritize urgent operational issues.
• Willing to be hands‑on and take personal ownership of problems through resolution.
• Must be able to work full‑time on‑site in Rock Hill, SC.
