We’re looking for a talented maintenance supervisor who will be responsible for the day‑to‑day maintenance operations and physical upkeep of the assigned property, ensuring compliance with Avenue5 policies and standards, and all local, state and federal regulations. The maintenance supervisor will manage safety, risk, and financial accountability related to the property budget.
- Work with the maintenance team to ensure daily maintenance tasks (e.g., service requests, unit make‑ready standards) are met.
- Review and track progress of service requests and identify chronic maintenance issues.
- Respond to maintenance‑related issues promptly, maintaining a professional demeanor.
- Perform various maintenance functions including electrical, plumbing, appliances, flooring, carpentry, HVAC, and grounds maintenance.
- Execute general carpentry duties such as wallboard repair, counter top/cabinet replacement, finish carpentry, window/glass repair, door/lock repair, and ceramic tile repair.
- Perform proactive preventative maintenance (siding, painting, lighting, sprinkler, pool, golf‑cart, elevator, etc.).
- Maintain accuracy of work‑order systems, ensuring all orders are completed timely and residents are satisfied.
- Daily inspection of property grounds, buildings, and common areas to maintain safety and cleanliness standards.
- Oversee and assist with management of property emergencies such as snow, fire, and flood.
- Communicate promptly with maintenance supervisor and property manager regarding all maintenance issues.
- Observe and promote safety and risk management in accordance with local, federal, state, and company rules and regulations.
- Help monitor response times for emergency, on‑call/after‑hours maintenance assignments; participate in on‑call rotation as needed.
- Promote customer satisfaction by maintaining high standards of cleanliness and curb appeal; interact courteously with residents.
- Foster a positive, collaborative relationship with residents, other properties, and associated agencies.
- Conduct pre‑move‑in and post‑move‑out apartment inspections, ensuring timely unit turns.
- Act as mentor to the maintenance team and maintain a professional demeanor and appearance.
- Administer the company risk management program.
- Complete special projects as assigned by maintenance supervisor and/or property manager.
- Solicit suppliers and contractors when work is necessary; monitor compliance with company policy.
- Ensure compliance with company, ownership, state, and federal policies and standards.
- Walk property weekly with leadership to collaborate on challenges and operations.
- Ensure maintenance costs remain within the allotted property budget; provide input on future budgets.
- Other duties as assigned by property leadership.
- High school diploma or equivalent is required.
- At least three years of experience in the property management industry or a directly related field.
- Possess general maintenance and carpentry skills.
- Valid driver’s license, clean driving record and current auto insurance.
- EPA and CPO certification required.
- Ability to read, write, and understand English.
- Proficiency with general office equipment (telephone, fax machine, printer, copier, key‑track system).
- Excellent customer service and interpersonal skills.
- Strong organizational and time‑management skills.
- Ability to multi‑task.
- Basic mathematical skills.
- Ability to cope with and defuse situations involving angry or difficult people.
- Maintain confidentiality.
