Maintenance Supervisor

Pay Rate

$34 to $36 per hour plus bonuses

Job Summary

The Maintenance Supervisor will oversee day‑to‑day maintenance operations and physical upkeep of the assigned property, ensuring compliance with company policies, local, state, and federal regulations, and contributing to property budgeting.

Responsibilities
  • Work with the maintenance team to ensure daily maintenance tasks, such as service requests and unit make‑ready standards, are met.
  • Review and track progress of service requests and identify chronic maintenance issues.
  • Respond to maintenance related issues in a timely manner as outlined in Avenue5 Policy and Practices.
  • Perform repairs to electrical, plumbing, appliances, flooring, carpentry, HVAC, and grounds maintenance as required.
  • Execute general carpentry duties including wallboard repair, counter top/cabinet replacement, finish carpentry, window/glass repair, door/lock repair, and ceramic tile repair.
  • Perform proactive preventative maintenance such as siding, painting, lighting, sprinkler, pool, golf‑cart, elevator, and more.
  • Maintain work order system accuracy, verifying all orders are completed on time to company standards and resident satisfaction.
  • Conduct daily inspections of property grounds, buildings, and common areas to maintain safety and cleanliness.
  • Assist with management of property emergencies including snow, fire, floods, and other inclement weather events.
  • Communicate promptly with the property manager concerning all maintenance issues.
  • Promote safety and risk management in accordance with local, federal, state, and company rules and regulations.
  • Monitor response times for emergency on‑call/after‑hours maintenance assignments and address issues as needed.
  • Promote customer satisfaction by maintaining high cleanliness and curb‑appeal standards and interacting courteously with residents.
  • Foster a positive, collaborative relationship with residents, other properties and associated agencies.
  • Conduct pre‑move‑in and post‑move‑out apartment inspections, ensuring timely quality unit turns.
  • Mentor the maintenance team and maintain a professional demeanor and appearance.
  • Administer the company risk management program.
  • Complete special projects as assigned by the maintenance supervisor and/or property manager.
  • Solicit suppliers and contractors when work is necessary and monitor compliance with company policy.
  • Work with the property manager to ensure compliance with company, ownership, state, and federal policies and standards.
  • Walk property weekly with property leadership to collaborate on challenges and operations.
  • Ensure maintenance costs remain within allocated property budget and provide input on future budgeting.
  • Perform other duties as assigned by property leadership.
Education and Experience
  • High school diploma or equivalent is required.
  • At least three years of experience in the property management industry or a directly related field.
  • Possess general maintenance and carpentry skills.
Skills and Requirements
  • Maintain a valid driver’s license, clean driving record and current auto insurance.
  • EPA and CPO certification required.
  • Ability to read, write and understand English.
  • Ability to use general office equipment such as telephone, fax machine, printer, copier, and key track system.
  • Excellent customer service and interpersonal skills.
  • Strong organizational and time‑management skills.
  • Ability to multi‑task.
  • Ability to perform basic mathematical functions.
  • Ability to defuse situations involving angry or difficult people.
  • Ability to maintain confidentiality.
  • Maintain a professional appearance and comply with prescribed uniform policy.
  • Comply with all safety requirements.
