We're seeking a hands-on Service Manager to lead maintenance operations at our 100-unit Cherry Tree apartment community in Rosedale, MD. As a Service Manager, You Will- Lead the daily maintenance operation, including service requests, apartment turns, preventative maintenance, grounds, and overall property appearance.
- Develop, prioritize, and oversee production schedules to ensure work orders and maintenance projects are completed safely, efficiently, and on time.
- Provide advanced troubleshooting and repairs involving PTAC HVAC systems, plumbing, appliances, electrical, and general building maintenance.
- Serve as the technical expert for the community, supporting complex diagnostics and repairs while mentoring maintenance team members.
- Identify and resolve subfloor, moisture, and structural maintenance concerns to help preserve the long-term condition of the property.
- Partner with the onsite office team to deliver responsive communication and an exceptional resident experience.
- Manage inventory, maintenance supplies, vendor coordination, and equipment to support efficient daily operations.
- Conduct routine inspections of occupied buildings, common areas, grounds, and vacant apartments to maintain Morgan's quality standards.
- Lead emergency maintenance response and participate in the rotating on-call schedule, including weather-related events.

Compensation & Incentives- Base Pay: $25.00–$27.00 per hour
- Up to 50% Rent Discount
- Property Staff Shared Renewal Commissions
- Morgan Essentials: $300 Quarterly
- On-Call Appreciation: $15/day while holding the on-call phone

- Monday – Friday | 8:00 AM – 5:00 PM
- Rotating paid on-call participation required
- Must be available for weather-related and emergency maintenance events
- Schedule may adjust based on business needs
- 5+ years of maintenance experience with demonstrated leadership or supervisory responsibilities
- Strong hands-on experience with PTAC HVAC systems is required
- Advanced troubleshooting skills in plumbing, appliance repair, electrical, and general building maintenance
- Proven ability to lead maintenance operations, prioritize work orders, manage inventory, and coordinate daily schedules
- Experience coaching, mentoring, and developing maintenance team members
- Comfortable using smartphones, tablets, mobile work order applications, and computer systems
- Active, valid driver's license and reliable personal vehicle
- HVAC/EPA/CFC certification preferred
- One-year technical certificate, equivalent education, or comparable hands-on experience
