Job Overview

Ebenezer is looking for a Maintenance Technician to join our senior cooperative team at Applewood Pointe Central Park in Roseville, MN! This position will be responsible, under the direction of the supervisor, for the overall maintenance of the building and property.

Maintenance schedule includes:

  • 80 hours every two weeks
  • No weekends
Responsibilities
  • Perform routine maintenance duties
  • Schedule and perform assigned work order requests in a timely manner
  • Perform routine inspections and repairs, and document them on building logs/checklists
  • Assist with establishing and maintaining a preventive maintenance program by providing supporting documentation to ensure compliance with the appropriate schedule
  • Assist in coordinating projects and/or repairs to be done by outside contractors, ensuring they are completed on time to meet property needs
  • Assist in ensuring that outside professional contractors are performing the contracted services based on their contracts (e.g., Elevator, Fire Alarm systems, Fire Sprinkler Systems, HVAC, etc.)
  • Perform pre‑REAC inspections to ensure compliance, making necessary repairs before the REAC inspection if applicable
  • Perform necessary repairs after REAC inspection to bring property back into compliance; if outside contractor assistance is required, contact and schedule repairs, ensuring follow‑up for timeline adherence
  • Perform general repairs, including:
    • Safe use of small hand/power tools (e.g. screwdriver, hammer, pliers, drills, ohm meters)
    • Changing belts on motors and filters on air handler units
    • Greasing and oiling bearings, pumps, and motors
    • Limited light electrical repairs (under approval of Director of Maintenance of HOAs)
    • Light plumbing work such as cleaning stoppages, replacing fittings, installing fixtures
    • Light HVAC work such as annual inspections, filter changes, drain cleaning, observation of potential concerns (mold growth) and coordinating vendor repairs, general cleaning as instructed by the Director of Maintenance of HOAs
    • Repairing damaged tile, carpet, screens, garbage disposals, fixtures, appliances, blinds, locks, etc.
    • Carpentry work such as fitting doors, refinishing woodwork
    • Assisting with custodial work including sweeping, mopping, vacuuming, emptying trash, cleaning trash rooms, windows, replacing light bulbs as requested
    • Setting up common area rooms for owners upon request
    • Preparing units for turnover including painting, shampooing carpets, etc.
  • Provide monthly reports to owner on completed tasks
  • Provide daily report to supervisor regarding completed service tasks for the day
  • Perform groundskeeping duties as necessary and applicable to site, including maintaining grounds and walkways free of obstructions, shoveling snow, using ice melt, operating motorized grounds equipment
  • Check and maintain equipment to ensure proper working condition
  • Assist with seasonal cleanup and removal of landscape materials
  • Trim trees & shrubs, clean up around sidewalks
  • Assist with moving outdoor furniture & planters
  • Assist with distribution of plants, flowers, shrubs, etc.
  • Properly handle chemicals intended for outdoor maintenance
  • Operate skid steer with required training and high visibility garments as directed
  • Perform other duties as assigned and directed
  • On‑Call for maintenance emergencies
Required Qualifications
  • One to three years of previous experience
  • Basic understanding of Microsoft Word, Excel, and Outlook
  • Driver’s license
Preferred Qualifications
  • Vocational School Technical Training or Associate Degree: HVAC or related
  • Three to Five years of experience
