Position: Maintenance Technician Roswell City Walk

Responsibilities

  • Assist in all maintenance requests, preventative maintenance, and amenity area maintenance for the apartment community.
  • Complete maintenance work orders for residents (service appliances, plumbing, HVAC systems, minor electrical, gate systems, pool operations, etc.).
  • Respond and resolve emergency maintenance requests for after business hours calls (weeknights, weekends, and holidays).
  • Prepare vacant apartments to make rent ready.
  • Perform preventative maintenance work.
  • Keep the maintenance shop clean and organized; maintain adequate stock/inventory of parts for equipment, appliances, etc.
  • Interact directly with residents.
  • Maintain logbooks and databases; enter service requests and status updates into the database.
  • Assist in monitoring contractors’ work performance.
  • Support the Maintenance Manager in meeting budget responsibilities.
  • Follow and promote company policies and procedures.
  • Prioritize Customer Service.
  • Perform light cleaning duties such as cleaning models, clubhouses, leasing office, emptying trash, cleaning the grounds and amenity areas, etc., if the property does not have a housekeeper.
  • Maintain all amenity areas (pool, compactors, weight rooms, parking decks, etc.) in a clean, orderly, and working condition.
Customer Service Responsibilities
  • Wear a clean and neat uniform when working on any PAA Property, including nights and weekends when applicable.
  • Communicate with residents and prospects in a manner consistent with PAA's standards.
  • Read and/or listen to resident requests/complaints.
  • Receive resident complaints calmly, openly, and professionally.
  • Solve problems quickly, usually within 24 hours, or contact supervisor for immediate assistance.
  • Deliver newsletters, correspondence, etc. to residents’ apartments.
  • Coordinate, set up, attend, and clean up after resident functions (food, tables, display areas, etc.) as requested by the Community Manager.
Qualifications
  • 1-3 years maintenance experience (apartment maintenance experience preferred).
  • Strong troubleshooting and problem‑solving skills.
  • Background in budgeting or basic business finance helpful.
  • Refrigeration certification (type 2 or universal) or obtain it within the first 90 days of employment.
  • Valid driver’s license free from major moving violations and dependable transportation.
Physical Requirements
  • Use various hand tools and test equipment.
  • Bend, stoop, and kneel for extended periods.
  • Push and pull up to 300 pounds on wheels.
  • Lift up to 50 pounds.
  • Climb ladders up to 40 feet in height.
  • Use a hand‑truck.
Special

Physical Requirements
  • Move appliances between units on opposite ends of the property, often using a hand truck up one to three flights of steps; weights from 75 to well over 300 pounds.
  • Move commercial laundry machines (120–300 pounds) during repairs and preventative maintenance.
  • Transport building structure materials ranging from several pounds to over 300 pounds.
  • Maintain or repair special equipment (exercise equipment, gas grills, golf carts, car washes, amenity areas, security gates); many pieces require lifting above 100 pounds.
  • Perform resident service functions or upgrades that require step ladders and lifting (e.g., installing lighting or ceiling fans).
