Lead Maintenance Technician

We’re currently hiring a Lead Maintenance Technician to support day‑to‑day maintenance operations at our luxury community in downtown Royal Oak. This role is ideal for a hands‑on professional who takes pride in their work, operates with a high level of independence, and enjoys being part of a community‑focused team.

This is a lead‑level role with strong ownership of the site, where you’ll serve as the primary maintenance presence at the community, supported by a multi‑site maintenance supervisor for scheduling and operations, with additional support from a multi‑site maintenance technician as needed.

Schedule

Schedule:
Full‑time, 5 consecutive days between Monday and Saturday, with flexibility based on business needs. This role also participates in an on‑call rotation to support after‑hours maintenance needs.

What

You’ll Do
Core Responsibilities:
  • Complete work orders efficiently, professionally, and with a high level of ownership
  • Troubleshoot and repair plumbing, electrical, HVAC (basic), appliances, and general building systems
  • In collaboration with the Community Director and Multi‑Site Senior Service Manager, coordinate and oversee third‑party vendor work
  • Execute high‑quality unit turns, including painting, repairs, and fixture updates
  • Respond to emergency maintenance needs and participate in on‑call rotation
  • Maintain a clean, safe, and consistently tour‑ready community
  • Communicate clearly and professionally with property leadership and residents
In This Role, You’ll Also
  • Take pride in maintaining curb appeal and common areas
  • Support seasonal operations (snow removal, landscaping, pool operations, etc.)
  • Proactively identify and address issues before they become larger problems
  • Work independently day‑to‑day while leveraging support from a multi‑site supervisor and part‑time floater technician
  • Perform all other duties as assigned
What You’ll Need to Succeed

We’re looking for a strong, self‑directed maintenance professional who takes ownership of their work while collaborating effectively with the broader team. Ideally, you bring:

  • A positive attitude, reliability, and a team‑first mindset
  • Strong working knowledge of plumbing, electrical, HVAC, carpentry, and appliance repair
  • Ability to work independently, prioritize effectively, and manage your time with minimal oversight
  • Confidence in troubleshooting and diagnosing issues across multiple systems
  • Certified Pool Operator (CPO) license, or ability to obtain
  • EPA 608 Universal certification, or ability to obtain
  • Familiarity with hand and power tools
  • Strong communication skills—able to interact professionally with residents, vendors, and leadership
  • Flexibility to work rotating schedules, including weekends and on‑call shifts
Physical Requirements
  • Frequently lift/carry up to 45 lbs; occasionally up to 80 lbs
  • Push/pull appliance dolly up to 200 lbs
  • Ability to move between floors, bend, stoop, climb stairs, kneel, balance, and reach overhead
  • Ability to work outdoors year‑round in all weather conditions (heat, cold, rain, snow)
