Service Manager – Lease-Up (Dream St. Augustine)

Position Type:
Full-time. The role requires a flexible schedule with varied work hours that may include weekends.
As the Service Manager, you will lead a skilled maintenance team through the unique demands of launching a new property, ensuring every home, common area, and amenity is in top shape from day one. You will oversee all aspects of community maintenance, including responding to resident service requests, troubleshooting plumbing, electrical, HVAC issues, coordinating landscaping, vendor services and preventative maintenance programs.
Responsibilities- Respond to resident service requests within 24 hours.
- Lead and mentor the maintenance team; schedule hours, focus, and on‑call schedule.
- Prepare vacant apartments for move‑ins, ensuring repairs and replacements are completed.
- Perform multi‑skilled tasks: painting, electrical work, HVAC, pool maintenance.
- Maintain grounds; address emergencies and identify property hazards.
- Manage relationships with service providers, vendors, and supplies.
- Maintain a well‑stocked maintenance shop and manage OpEx maintenance budget.
- Use Appfolio for purchasing and cost‑effective acquisitions.
- Schedule vacancies for 5‑day turns and assign service requests to qualified personnel for a 24‑hour turnaround.
- Assist with security deposit dispositions and attend required meetings.
- HVAC Certification or relevant HVAC licenses.
- Proven experience as an HVAC Service Manager or similar role.
- Strong knowledge of HVAC systems, components, and controls.
- Leadership and team‑management skills with a collaborative focus.
- Excellent problem‑solving and decision‑making abilities.
- Familiarity with budgeting and cost‑control principles.
- Strong communication skills for interactions with team members, vendors, and residents.
- Relevant certifications and licenses in HVAC systems.
- Property management operations familiarity is a plus.
- Valid driver’s license, clean driving record, reliable vehicle for on‑call rotation.
- Basic maintenance tools.
- Ability to lift 50+ lbs and walk multiple flights of stairs daily.
- Strong customer service skills and a can‑do attitude.
