The Maintenance Technician is responsible for the overall maintenance, repair, and upkeep of community facilities, common areas, amenities, and grounds at Cinnamon Beach, a premier residential community in Palm Coast, Florida. This role supports the Community Association Manager (CAM) and property management team by ensuring the community is safe, clean, well‑maintained, and operating at a high standard of appearance and functionality.

The Maintenance Technician serves as a frontline representative of MAY Management, providing professional, responsive service to residents, board members, and guests.

Facility & Grounds Maintenance
  • Perform routine maintenance, inspections, and repairs on community buildings, common areas, and amenities
  • Maintain cleanliness and appearance of amenities (pools, clubhouses, fitness centers, restrooms, walkways, stairwells, and common spaces)
  • Perform light carpentry, painting, drywall repair, pressure washing, and basic electrical and plumbing work
  • Assist with HVAC filter changes, basic troubleshooting, and vendor coordination
  • Maintain lighting systems, replace bulbs/ballasts, and ensure proper illumination of common areas
  • Maintain irrigation systems and coordinate landscaping needs
Preventative Maintenance
  • Conduct routine preventative maintenance inspections
  • Identify safety hazards and maintenance issues before they escalate
  • Maintain maintenance logs and service documentation
  • Assist with seasonal maintenance planning and storm preparedness
Vendor Coordination
  • Work with approved vendors and contractors
  • Assist in supervising vendor work on‑site
  • Report performance, quality, and completion issues to management
Safety & Compliance
  • Ensure compliance with safety standards and local codes
  • Maintain OSHA safety standards
  • Respond to emergency maintenance issues as needed
  • Participate in emergency response procedures (storms, flooding, power outages, etc.)
Resident & Community Support
  • Provide courteous, professional interaction with residents and guests
  • Respond to maintenance requests and service needs in a timely manner
  • Support community events and special projects when required
Requirements Required
  • High school diploma or GED
  • Minimum 2 years of maintenance experience (property management, hospitality, resort, or HOA/COA preferred)
  • General knowledge of plumbing, electrical, carpentry, and mechanical systems
  • Ability to operate maintenance tools and equipment safely
  • Valid Florida driver’s license
  • Ability to lift up to 50 lbs
  • Ability to work outdoors in various weather conditions
Preferred
  • Experience in HOA, condominium, or resort‑style communities
  • Pool maintenance knowledge (CPO certification a plus)
  • HVAC certification or experience
  • Basic irrigation system experience
  • Prior experience working with property management companies
