The Maintenance Technician is responsible for performing routine maintenance, repairs, and upkeep of the community’s buildings, amenities, and grounds. This role works under the direction of the Maintenance Supervisor and/or General Manager to ensure all facilities are clean, safe, and well-maintained for residents and guests.

• Maintain all community amenities and common areas in a clean, safe, and in visually appealing condition
• Complete maintenance requests and repairs in a timely and efficient manner
• Consistently execute preventative maintenance programs
• Proactively identify and address maintenance concerns before escalation
• Clean, inspect, and maintain the restrooms, clubhouse, mail kiosks, guardhouse, pool areas, and other common areas to ensure they remain clean, safe, presentable, and in proper working order.
• Restore furniture and equipment to proper placement
• Restock restroom supplies and remove trash throughout the property
• Identify, document, and report maintenance needs or repair concerns
• Clean and maintain amenity courts, pavilions, and recreational areas
• Complete assigned daily tasks and checklist items
• Perform routine preventative maintenance (weekly, monthly, quarterly, and annually)
• Conduct minor repairs including:
• Lighting fixtures and electrical components
• Door hardware and furnishings
• Fencing, signage, and small carpentry work
• Plumbing and drainage systems
• Maintain sidewalks, pavers, and wood decking
• Ensure roof gutters and scupper drains are clear and function properly
• Perform minor painting, caulking, power washing, lubrication, and adjustments
• Assist with irrigation system operation and repairs as needed
• Repair or replace pumps for irrigation systems, pools, and spas
• Identify and document missing sprinkler box covers and in-ground utility issues
• Maintain property fencing, including windscreen installation as needed
• Set up and break down furniture/equipment for meetings and community events
• Assist in monitoring and coordinating with third-party contractors
  
  Respond to work orders and service requests via email and mobile devices
• Participate in hurricane/storm preparation and post-storm cleanup
• Respond to after-hours emergency calls as directed by management

• Strong verbal communication skills
• Self-motivated with a proactive, detail-oriented approach
• Ability to work independently and collaboratively with team members, residents, and vendors
• Working knowledge of general maintenance and repair techniques
• Experience using hand and power tools safely and effectively
• Ability to perform basic maintenance tasks such as painting, caulking, and pressure washing
• Ability to complete work orders, logs, and maintenance reports accurately
• High School Diploma or GED required
• Prior experience in building or facilities maintenance preferred
• Basic knowledge of plumbing, electrical, HVAC, and mechanical systems

• Ability to lift up to 50 pounds (e.g., tables, chairs, supplies)
• Ability to work outdoors in varying weather conditions
• Ability to climb ladders, reach overhead, and perform physical labor
