The Maintenance Supervisor – Lease-Up is a full-time, on-site role based in St Augustine, FL, responsible for overseeing maintenance operations during the lease-up phase of a residential community. This role includes leading and scheduling the maintenance team, coordinating unit turns, and ensuring that building systems, common areas, and grounds are maintained to high standards. The Maintenance Supervisor conducts and oversees preventive maintenance, diagnoses issues, and performs or coordinates repairs for HVAC, plumbing, electrical, appliances, and other property systems.

The role also involves maintaining safety and compliance standards, managing maintenance inventory, collaborating with property management to support move-ins and resident service requests, and responding to urgent maintenance needs. The Maintenance Supervisor helps create a well-maintained environment that supports resident satisfaction and a successful lease-up.

• Candidates should possess strong Supervisory Skills, including team leadership, task delegation, and performance oversight.
• Candidates should possess Equipment Maintenance and Preventive Maintenance skills to ensure reliable operation of building systems and assets.
• Candidates should possess Maintenance & Repair skills for HVAC, plumbing, electrical, appliances, and general building upkeep.
• Candidates should possess Troubleshooting skills to quickly identify causes of maintenance issues and implement effective solutions.
• Additional beneficial qualifications include experience in multifamily or residential property maintenance, knowledge of safety and building codes, ability to read and interpret technical manuals, and proficiency with maintenance work order systems.
• High school diploma or equivalent is typically required; technical training or relevant certifications (e.g., HVAC, electrical, plumbing) are preferred.
• Ability to lift and carry equipment, work in various weather conditions, and respond to after-hours emergencies as needed.
• Strong communication skills, customer service orientation, and commitment to maintaining a clean, safe, and welcoming environment for residents.
