Maintenance Coordinator

We are looking for experienced technicians who will use their knowledge to maintain an inviting property and address its needs, including appearance, safety, the make‑ready process, preventative maintenance, and repair. Pay is based on experience—midpoint range is $23/hr
.
- Receive all incoming service requests, create and prioritize work orders, assign to technicians, and monitor progress to ensure issues are handled timely and to the satisfaction of the resident.
- Troubleshoot service requests by diagnosing and resolving, when possible, prior to issuing work order.
- Maintain positive communications with residents and provide excellent service through courteous and timely response to resident needs and concerns.
- Communicate daily with property office reporting on progress of service requests.
- Identify and report to management any safety concerns, hazardous conditions or maintenance needs.
- Assist maintenance supervisor with maintaining an adequate inventory of materials and supplies.
- Maintain organization and cleanliness of work areas and maintenance shops.

- Walking and performing a minimum of 32 inspections per day.
- Communicate throughout the day with property office reporting on progress of unit inspections.
- Walking and posting notices on doors informing residents of inspections.
- Walking with pest control company to allow them access into units for their duties.
- Moving appliances, such as a refrigerator and/or stove out of the way for pest control company to perform their duties.
- Maintain positive communication with residents and provide excellent service through courteous and timely response to resident needs and concerns.
- Carrying an iPad or other electronic device to record, take photos, document unit conditions.
- Transferring data obtained from inspections to computer.
- Identify and report to management any safety concerns, hazardous conditions or maintenance needs.
- Assist maintenance supervisor with maintaining an adequate inventory of materials and supplies.
- Maintain organization and cleanliness of work areas, including maintenance shop.
- Using own vehicle to go from building to building to perform all duties.
- Serve as an essential team member for the property and assist with snow removal.
- Support office and maintenance operations with hands‑on assistance, including lifting, moving materials, and performing maintenance tasks when needed.
- Perform other duties as assigned.
- High school diploma or GED; trade school degree preferred.
- Valid driver’s license and proof of insurance as required by the property.
- Compelling communicator with strong interpersonal, written and verbal communication skills.
- Proven ability to maintain composure against obstacles; solving problems with keen insight.
- Adept at building relationships and working in a team environment with proven track record of sharing ideas, providing encouragement, building on others’ ideas, giving due appreciation and bringing out the best in others.
- Base Pay – Your regular salary or hourly wage, paid on our standard payroll schedule.
- Incentive Pay – KPI/Performance‑based bonuses, maintenance emergency call back pay and multi‑site support incentive pay – all for eligible team members only.
