Commercial Property Maintenance Technician

Job Summary We are seeking an experienced Commercial Property Maintenance Technician to perform day-to-day maintenance and upkeep across a portfolio of office, retail, and mixed-use commercial properties in South County and St. Charles County.

This is a hands-on property maintenance position requiring someone who is comfortable handling a variety of basic building repairs as well as outdoor property upkeep.

The right candidate will be a well-rounded maintenance professional who can work independently, interact professionally with tenants, and take care of issues as they arise.

This is not strictly an indoor facilities position. Responsibilities include grounds upkeep, trash removal, pulling weeds, climbing ladders, accessing roofs, and other general property maintenance in addition to tenant and building repairs.

Responsibilities Perform general repairs and preventative maintenance throughout commercial properties

Respond to tenant maintenance requests and troubleshoot basic building issues

Complete basic plumbing repairs, including leaks, clogs, faucets, sinks, toilets, and fixture replacements

Perform basic electrical work such as replacing light fixtures, outlets, switches, and similar components within your skill level

Replace ceiling tiles and complete minor drywall, patching, plastering, and painting work Perform minor roof and gutter repairs, primarily on flat commercial roofs

Assist with suite turnovers, tenant buildouts, cleanouts, and general property improvements

Perform grounds and exterior property maintenance, including trash pickup, weed removal, and general cleanup

Safely use ladders and access rooftops when necessary

Use hand and power tools to complete routine repairs

Identify maintenance issues and determine when specialized contractors or additional assistance may be needed

Maintain a professional and customer-service-focused approach when interacting with tenants

Qualifications5+ years of hands-on maintenance experience preferred, ideally in commercial property, apartment, building, facilities, or general property maintenance

Well-rounded experience performing general building and property repairs

Basic working knowledge of plumbing and electrical systems

Advanced electrical or HVAC experience is a plus but is not required

Comfortable performing both indoor and outdoor maintenance work Comfortable picking up trash, pulling weeds, climbing ladders, and accessing rooftops

Able to safely use common hand and power tools

Strong troubleshooting skills and mechanical aptitude

Able to work independently without extensive training or supervision

Professional communication skills when interacting with tenants and property management

Valid driver's license and reliable transportation required

Company vehicle provided for work-related travel during working hours

Schedule

Monday–Friday7:30 AM – 3:30 PM40 hours per week Compensation $25.00–$32.00 per hour

Pay is based on previous maintenance experience and demonstrated skill level.

Work Environment This position supports multiple commercial properties throughout South County and St. Charles County. Work will vary by property and may include indoor tenant repairs, exterior maintenance, grounds work, ladder use, and rooftop access.

Ideal Candidate The strongest candidate will come from a commercial property maintenance, apartment maintenance, building maintenance, or similar hands-on maintenance background and be accustomed to being the person who handles whatever needs attention around a property.

You do not need to be a licensed electrician, plumber, or HVAC technician. The priority is finding someone with broad hands-on maintenance experience, good judgment, basic electrical and plumbing knowledge, and the willingness to handle both building repairs and everyday property upkeep.
