Position Overview
Maintenance Technician – accountable to the Maintenance Manager or Maintenance Supervisor. Position involves routine maintenance and janitorial duties in hi‑rise buildings, ensuring the safety of the building, its residents, and equipment.

Responsibilities- Perform routine cleaning duties in hi‑rise building common areas such as community rooms, offices, restrooms, and elevators, including cleaning and dusting furniture, washing windows and walls, vacuuming hallways, minor touch‑up and repair, painting walls, and floor care such as stripping and waxing.
- Prepare hi‑rise units for rental by cleaning appliances, washing windows, cleaning cupboards and closets, stripping and waxing unit floors, completing minor electrical repairs such as replacing switches, minor plumbing repairs such as fixing leaks, replacing unit locks, repairing screens, minor tile replacement or repair, replacing cabinet hardware, and repairing refrigerators and stoves.
- Respond to routine, emergency, and after‑hours work order service requests in hi‑rise buildings, such as repairing plumbing, electrical, and appliances, responding to floods, and executing appropriate clean‑up.
- Perform grounds maintenance duties around the hi‑rise, including removing leaves, branches, trash, and debris from sidewalks, walking paths, and parking lots; trimming hedges and shrubs; edging, mowing, salting, and snow removal.
- Execute preventive maintenance on dwelling units by inspecting and servicing electrical, plumbing, heating systems, and appliances.
- Operate vehicles and equipment such as snowplows, riding mowers, and saws, and perform routine preventive maintenance such as changing oil and sharpening or replacing blades.
- Maintain records of emergency or maintenance equipment locations, after‑hours emergency phone numbers, and inventory records.
- Complete and submit all reports, daily work logs, and receipts.
- Respond to hi‑rise building alarms in emergency situations by locating the origin, assessing severity, securing tenant apartments, and requesting additional emergency assistance.
- Be available to work evenings, nights, and weekends, including periodic scheduled on‑call duties, emergency response calls, and snow removal.
- Perform duties in a safe manner to minimize job‑related accidents and injuries.
- Abide by all Board‑approved policies, including policies prohibiting discrimination and harassment, executive communications, administrative procedures, and safety procedures established by the PHA.
- Travel to various PHA sites and other locations as required by the nature of the work.
- Perform other duties of a similar nature or level.
- Basic plumbing, electrical repair, and cabinetry repair.
- Grounds maintenance techniques pertaining to snow removal, landscaping, and lawn care.
- Cleaning and sanitizing techniques.

- Using cleaning supplies and detergents to sanitize and disinfect surfaces.
- Operating mechanical equipment related to landscaping, lawn care, and snow removal.

- Troubleshooting and repairing routine electrical, mechanical, and plumbing problems.
- Operating and maintaining various janitorial equipment such as mops, floor buffers, and carpet shampooers.
- Maintaining accurate files and records.
- Communication and interpersonal skills with co‑workers, supervisors, residents, and the general public sufficient to exchange, convey information, and receive work direction.
