Job Description SummaryThis role performs technical and mechanical work to ensure the physical aspects of the property meet Greystar’s standards for cleanliness, appearance, safety, and overall functionality.
Responsibilities- Complete work orders from resident requests and preventive maintenance, diagnosing and repairing defects in accordance with company policies, procedures, safety standards, and code requirements.
- Execute the “make‑ready” process for vacant apartments, including pre‑move‑out inspections, creating punch lists, scheduling vendors, securing supplies, completing maintenance tasks, and inspecting final work.
- Follow procedures for accessing and retrieving materials, supplies, equipment, and tools from the maintenance department, tracking inventory, returning unused items, and notifying super‑vision of reorder needs.
- Complete documentation and paperwork accurately so service requests can be tracked and recorded.
- Assist with grounds maintenance, common areas, and amenities by picking up trash, pressure washing breezeways and pool areas, performing general cleaning, and painting curbs and signage.
- Support cost‑cutting and expense‑control programs by repairing rather than replacing parts whenever possible and using tools responsibly.
- Comply with safety and risk‑management policies, attend safety meetings, complete OSHA and other required training, and report accidents promptly.
- Inspect work performed by contractors and vendors to verify compliance with quality, scope, and specifications.
- Conduct routine property inspections to identify safety concerns, maintain the property, and communicate physical needs to management.
Ability to stand, walk, sit, bend, stoop, climb ladders, reach, lift weights up to 25lb independently and up to 50lb with assistance; work indoors and outdoors in all weather conditions; flexible schedule including evenings, weekends, and holidays; occasional travel.
Required Licenses or Certifications- EPA Type1 andII or Universal refrigerant recycling certification (for Certified Service Technicians).
- All certifications required by state and local jurisdictions (for all Service Technicians).
- Valid driver’s license to operate a golf cart on property, if applicable.
Hourly rate: $18.00 – $27.00, plus applicable bonuses for corporate or onsite positions based on performance.
