Job SummaryUnder general supervision and following established procedures, the Maintenance Technician performs a range of routine to semi‑skilled general corrective and preventive maintenance duties in the repair, alteration, and modification of hospital building, equipment, and facilities.

- Job Specific Responsibilities
- Participate in a scheduled repair system for items requiring maintenance and/or service.
- Perform repairs upon receipt of authorized departmental work orders, telephone, or beeper requests.
- Receive assignments and review work orders, priority status, and design time schedules.
- Sketch plans, read and interpret blueprints, diagrams, operating manuals, and manufacturer specifications; estimate time, material, and cost requirements for installation or repair.
- Operate and test new equipment; perform corrective/preventive maintenance on a variety of equipment.
- Inspect, calibrate, adjust, lubricate, repair or replace components; schedule and maintain records of maintenance and repairs.
- Diagnose system malfunctions in mechanical, plumbing, HVAC, or electrical equipment; dismantle, repair or replace defective parts; reassemble and reinstall repaired equipment.
- Perform routine electrical maintenance: replace/clean lamps and fixtures, replace cord caps and connectors, diagnose power loss, reset breakers or replace fuses, and check lighting.
- Perform routine HVAC maintenance: replace air filters and belts, lubricate dampers, fans, and motors, adjust thermostats, and service fan coil units, radiators, and window AC units.
- Perform routine mechanical maintenance: minor repairs to beds, stretchers, wheelchairs; adjust door closers; repair or replace door pivot and hinges; perform bed inspections; check pump and motor operation.
- Perform routine plumbing maintenance: replace toilet seats, unplug sinks or drains, repair faucets, flushometers, shower heads, clean traps and strainers, repair medical gas outlets, inspect for minor roof repairs.
- Complete manual duties such as moving supplies, furniture, equipment, removing trash, installing or repairing insulation, flooring repairs, glass replacement, patching, and painting.
- Respond to emergency repair calls and document service rendered.
- Perform and document scheduled inspections/testing to maintain code compliance.
- Assist in training staff on equipment operation and repair.
- Order supplies and parts according to established procedures.
- Assist in evaluating new equipment.
- Maintain courteous, cooperative relations with patients, visitors, staff, and the public.
- Assist other trades personnel on major repair or installation projects.
- Maintain all required records and information for costing work assignments; keep work areas orderly, clean, and safe.
- Respond to "Code Red" calls and comply with accreditation and regulatory agency codes.
