Job Overview
Greystar is seeking a Maintenance Coordinator to manage and coordinate all maintenance activities for two properties. The role ensures that interior and exterior of buildings, grounds, amenities and common areas meet the company’s standards for cleanliness, appearance, safety, and functionality while staying within budget.
Responsibilities- Manage the completion of all work orders generated from resident requests for service.
- Perform routine upkeep on the property and diagnose and repair or replace equipment in accordance with policies, procedures, safety standards, code requirements and budgetary requirements.
- Oversee the “make‑ready” process for vacant apartments, including pre‑move‑out inspections, creating punch lists, scheduling vendors, obtaining supplies and inspecting completed work.
- Develop and maintain standards for the cleanliness and appearance of all community areas, building exteriors, unit interiors, parking lots, signage, and leasing office.
- Periodically inspect work performed by maintenance staff and contractors to assess effectiveness of procedures and develop corrective action plans as needed.
- Maintain and order adequate inventory of spare parts and maintenance materials within budgetary guidelines.
- Prepare the maintenance and capital expense budget for the property by analyzing financial statements and operational reports.
- Complete monthly preventive maintenance procedures as outlined in the Policy and Procedure Manual.
- Support cost‑cutting and expense control programs by repairing parts when possible and ensuring proper use of tools and equipment.
- Conduct scheduled safety meetings, keep MSDS sheets current, and stay up‑to‑date on OSHA and other safety requirements to ensure compliance.
- Demonstrate customer service skills by treating residents and team members with respect, answering questions, and responding sensitively to maintenance complaints with efficiency and urgency.
- Salary range: $30.00 – $34.00 per hour.
- Potential eligibility for quarterly or annual bonus program based on individual and company performance (for corporate positions).
- Potential eligibility for weekly, monthly, and/or quarterly bonus programs (for onsite property positions).
