Position SummaryThe Maintenance Technician is responsible for carrying out maintenance processes—including corrective, preventative, routine, emergency, and cosmetic—while ensuring a high level of service for residents. The role supports the make‑ready process and assists the Maintenance Supervisor and Community Manager in meeting property operational goals.
Essential Duties & Responsibilities- Attend the community on a regular/daily basis.
- Respond to resident/management requests and work orders for community common areas, buildings, and units in a timely manner.
- Perform repairs and replacements for community common areas and units.
- Assist with scheduling and performance of all maintenance/repair‑related turn events.
- Daily clean‑up of the community exterior, including grounds, breezeways, and all common areas.
- Perform swimming pool maintenance and cleaning; maintain accurate, timely chemical logs.
- Inspect grounds, buildings, and other features daily to identify, minimize and correct hazardous property conditions or liability concerns.
- Maintain a preventative maintenance program extending the life of the community while minimizing future repairs.
- Follow Asset key policy and maintain a well‑organized, properly stocked maintenance shop adhering to safety standards and OSHA guidelines.
- Assist the Maintenance Supervisor with hazard communications, safe work practices, inventory monitoring, and unit inspections.
- Maintain accurate records of service requests, EPA/OSHA standards, preventative maintenance, apartment make‑ready status, and work in progress.
- Assist with the general upkeep, maintenance, and cleaning of office, common areas, and model unit.
- Report any observed violations of community rules to the Maintenance Supervisor or Community Manager.
- Participate in on‑call emergency duty at the community.
- Utilize property resources, equipment and supplies economically.
- Perform additional tasks and responsibilities as requested by the Maintenance Supervisor or Community Manager.
- Provide excellent customer service, monitor service request turnaround, and uphold a favorable community image.
- Enforce community policies delegated by the immediate supervisor.
- High School Diploma or Equivalent.
- Basic computer skills and ability to understand and use on‑site software functions.
- Basic knowledge of Fair Housing Laws and OSHA requirements.
- Regular movement between work sites, including ascending/descending ladders, stairs, ramps, step stools, and tight or confined spaces.
- Ability to lift and move objects up to 100+ lbs., work in overhead or various positions, and operate machinery, power tools, motor vehicles, and golf carts.
- Exposure to outdoor weather elements, hazardous chemicals, and ability to work overtime, weekends, night hours, and on‑call emergencies.
- Capability to stand or sit for prolonged periods.
Must have reliable personal transportation due to the on‑call requirement.
Compensation & BenefitsSalary Range
: $20 per hour to $25 per hour.
