Overview

The Maintenance Technician position is responsible for the repair, upkeep, and overall maintenance of apartment homes, buildings, and common areas at the community. This role ensures our property operates safely, efficiently, and up to standards while delivering excellent customer service to residents, vendors, and teammates.

Responsibilities
  • Perform routine and emergency maintenance requests in a timely and professional manner.
  • Diagnose and repair issues related to:
    • HVAC – troubleshoot systems, determine repair needs, replace parts/equipment as required.
    • Electrical – repair lighting, outlets, circuits/breakers, switches, and fixtures.
    • Plumbing – identify problems, repair leaks/clogs, replace fixtures, and repair PVC/copper lines.
    • Carpentry – complete repairs to doors, frames, cabinets, trim, drywall, and other interior components.
    • Painting & Make-Ready – paint, repair drywall, change/re-key locks, replace blinds, and prepare units for new residents.
  • Assist with pool operations; maintain chemical balance, cleanliness, equipment, and safety standards. (CPO/MPO preferred or willingness to obtain).
  • Operate maintenance equipment and tools including drills, saws, blowers, sewer machines, and small engine machinery.
  • Maintain overall curb appeal of the community; assist with general grounds upkeep as needed.
  • Complete preventive maintenance tasks on building systems, equipment, and units.
  • Participate in on-call rotation for after-hours emergencies.
  • Communicate professionally with residents, teammates, and vendors, always providing excellent customer service.
  • Report safety hazards, major repair needs, or equipment issues to the Property Manager.
  • Perform additional tasks as assigned by the Property Manager or Maintenance Lead.
