Position: Temporary Turn Help

Turn Help

The Turn Help is responsible for assisting in carrying out the maintenance processes of the property, including corrective, preventative, routine, and cosmetic maintenance, as well as the make‑ready process under supervision.

Essential Duties & Responsibilities
  • Community Maintenance
  • Regular/daily onsite attendance is required
  • Cleaning, trash removal, and general maintenance of grounds and residential areas, including make‑ready units and common areas
  • Respond to resident/management requests and work orders for community common areas, buildings, and units in a timely manner
  • Perform repairs and replacements necessary for community common areas and units
  • Daily clean up of the community exterior, including grounds, breezeways, and all common areas
  • Swim pool maintenance and cleaning; maintain accurate, timely chemical logs
  • Inspect grounds, buildings, and other community features daily to identify, minimize, and correct hazardous property conditions or liability concerns
  • Maintain a preventative maintenance program that extends community life while minimizing future repairs
  • Follow Asset key policy
  • Maintain a well‑organized and adequately stocked maintenance shop while adhering to safety standards and OSHA guidelines
  • Assist in maintaining the hazard communications program; teach and promote safe work practices
  • Participate in unit inspections as requested
  • Report violations of community rules and regulations to the Maintenance Supervisor and/or Community Manager
  • Utilize property resources, equipment, and supplies economically
  • Perform additional tasks and responsibilities requested by the Maintenance Supervisor and Community Manager
  • Manage excellent customer service and monitor service request turnaround and responsiveness
  • Present a favorable image of the community to achieve property objectives and public recognition
  • Ensure consistency in dealing with residents on all matters
  • Enforce policies of the community as delegated by the immediate supervisor
Education / Experience
  • High School Diploma or equivalent; bachelor’s degree preferred, or 1–2 years’ experience in the housing industry, or one to two years of related experience and/or training; or an equal combination of education and experience
  • Basic computer skills and understanding of onsite software functions
  • Basic knowledge of Fair Housing Laws and OSHA requirements
Physical Requirements
  • Regularly ascend or descend ladders, stairs, scaffolding, ramps, step stools, etc.; operate machinery and power tools, and motor vehicles or golf carts; assess accuracy, neatness, and thoroughness of work; be able to work overtime, weekends, and night hours (emergencies)
  • Move self in different positions to accomplish tasks in various environments, including tight and confined spaces, overhead positions, and reaching; move objects up to 100 lbs in all directions; work outdoors in precipitation and wind; work in small and/or enclosed spaces; be exposed to hazardous chemicals
  • Occasionally remain in stationary position, often standing or sitting for prolonged periods, work in extreme temperatures, and traverse flat and non‑flat terrain
Compensation & Benefits

Salary Range: $12 per hour to $14 per hour.

Benefits include medical, dental, vision, life, accidental and disability insurance, 401K with employer matching, commission and performance bonuses when applicable, paid sick days, and company holidays. Compensation decisions consider skill set, background, training, certifications, and other relevant factors.
