• Property Maintenance Foundation:
  At least 1 year of experience in on-site multi-family properties or an equivalent field (prior groundskeeping or landscaping background preferred).
• Mechanical & Tool Literacy:
  Knowledge and skill in the safe use of hand tools, user-moved aids (dollies, ladders), mechanical blowers, trimmers, and pool testing gauges.
• Technical Problem Solver:
  Strong ability to apply logical thinking to practical situations and rationally think beyond a specific set of instructions.
• Physical Stamina & Agility:
  Capable of spending 70-85% of the day on your feet, climbing stairs/ladders, and lifting or moving heavy equipment and appliances.

  Outgoing, pleasant attitude when interacting with co-workers, supervisors, residents, guests, and the public.
• Communication Excellence:
  Proficient verbal and written English communication skills to accurately receive instructions and report property needs.

  High School diploma or equivalent is required to perform the essential administrative and safety functions of the role.
• Mobility & Emergency Readiness:
  Valid driver’s license, personal transportation, and auto insurance to pick up parts or handle occasional emergency travel.

• Maximize Property Curb Appeal:
  Walk the property frequently to remove litter, debris, and pet droppings from walkways, parking lots, and roadside areas.
• Maintain Recreation & Pool Hubs:
  Keep pool furniture, decks, tile, hot tubs, mailrooms, and park spaces detailed, neat, and free.
• Detail Landscape Beds:
  Clean and rake under shrubs, shovel mud, and utilize mechanical blowers to keep sidewalks clear of grass clippings and brush.
• Enforce Dumpster Area Standards:
  Transfer external trash and abandoned items left outside into the dumpsters, sweeping the surrounding pad daily.
• Execute Vacancy Trash-Outs:
  Clear out abandoned furniture, trash, and boxes from vacated apartments to prep them for the make-ready team.
