Brief Description
Trade house at Bulverde Marketplace is hiring an experienced apartment Maintenance Technician to join our service team! Candidates must have at least 2‑3 years experience completing work orders at a multifamily community with Class‑A property experience preferred, Universal or Type 2 EPA Certification and valid Driver's License required. Must participate in bi‑weekly on call rotation and weekend grounds hours rotation. Strong HVAC and appliance troubleshooting and repair experience required.
Dayin the Life of a Maintenance Tech with SYNC Residential
- Participating in daily groundskeeping duties throughout the community
- Completing work orders as assigned by Maintenance Supervisor and/or Property Manager in order of priority
- Walking all grounds, parking lots or garages, pool areas, amenity spaces, and common areas to remove all waste items and ensure all equipment and community property is in proper working condition and free from safety hazards
- Assisting in the make‑ready process as needed to ensure unit availability for leasing efforts
- Supporting Maintenance Supervisor with all checklists and completing projects as assigned
- Updating all relevant systems of work order and make‑ready statuses for proper tracking and reporting
- Responding to after‑hours and emergency work order calls
- Responsible for maintaining the cleaned and repaired condition of the property interiors, exteriors, and site using company supplied materials and equipment and following manufacturer’s directions for the same. Provides support and rotates emergency calls with the Maintenance Lead. This is a line position with direct impact on company funds.
- Monitors and assists completion of make‑ready units.
- Troubles‑shoot, diagnose, and correct minor air conditioning failures. Must be EPA certified. Ensures filters are replaced timely and assists with replacing complete systems as needed. Performs air conditioning repairs and replacements in compliance with federal regulations.
- Troubles‑shoot, diagnose, and correct minor heating failures. Completes preventative maintenance as necessary.
- Troubles‑shoot, diagnose, and correct minor appliance failures.
- Repairs minor electrical problems. May work with high voltage 110‑220 V.
- Repair minor plumbing problems.
- Provides minor carpentry, glass and sheetrock repairs.
- Assists in monitoring inventory of maintenance and cleaning supplies, facilitating accurate replacement orders.
- Performs necessary repairs and preventative maintenance on rental units as they become vacant, maintains adequate supply of rental units ready for occupancy and sales presentations, may assist as required and assigned in painting of interior units, office, clubhouse, laundry rooms, common areas, and occupied units.
- Repairs/patches carpet and re‑stretches, installs vinyl, or sheet goods.
- Re‑keys locks and cuts keys.
- Continuously inspects property for safety hazards and corrects them immediately, advising necessary action.
- Shares on‑call duty with Maintenance Supervisor and is available at all times via pager, unless previous arrangements have been made.
- Performs reasonable duties under supervisor’s direction in completing resident work orders and requests for service.
- Incorporates both safety and customer service in the performance of all job duties.
- Maintains consistent and punctual attendance record.
- Performs other reasonable duties as assigned.
- Performs daily pool care, assures pool is in proper chemical balance following manufacturer’s directions and area is free of safety violations. Possesses pool operator’s certificate.
- Completes minor roof repairs. Must be able to climb to and walk on all roof areas of the property.
- Performs supplemental landscape maintenance and irrigation system repair.
- Performs supplemental exterminations as needed and allowed by law in vacant units, ant beds, etc.
- Travels to suppliers to pick up parcels and supplies as directed.

- Minimum of two years prior apartment maintenance staff experience required
- Valid Driver’s License required
- Participate in on‑call rotation
Assists and works under the direct supervision of the Maintenance Supervisor and performs necessary repairs and preventative maintenance throughout the entire property. May perform duties of the Maintenance Supervisor as required by the needs of the property. Continually strives to increase his/her working knowledge of the property to achieve position of Maintenance Supervisor.
