Grounds Technicians are responsible for the general upkeep and cleanliness of the entire community including but not limited to the pool area, stairwells, Dog Park, and waste/dumpster areas.

• Notify the Maintenance Manager of any changes in use of cleaning chemicals to be in compliance with all codes and Safety Data Sheets.
• Ensure any chemicals in use or not in use are properly labeled and stored.
• Wear proper PPE (Personal Protective Equipment) at all times while performing job duties, including but not limited to back support, eye protection, gloves, proper attire, and footwear.
• Wear proper identification (Francis Name Tag) at all times.
• Complete all assigned Francis Property Management training.
• Complete and maintain CPO Certification when required by a supervisor.
• Report any possible risks on the property, including but not limited to lights out, trip hazards, exposed wires, and pool chemical imbalances.
• Use proper lock out tag out procedures.

• Remove all waste from the grounds, waste bins, and pet waste receptacles daily.
• Maintain grills and grill areas, including reporting any damages or parts needed to repair.
• Sweep and clean around the dumpster areas and waste compactors.
• Sweep and clean walkways including front office walkways, driveways and parking areas.
• Sweep pool areas and straighten pool furniture.
• Clean pool room, boiler room, and any supply rooms.
• Paint curbs, speed bumps, and other exterior paint needs.
• Assist with the “trash out” needs in vacant apartment homes.
• Power wash buildings, corridors, stairwells, and parking areas.
• Complete any duties assigned by the Maintenance Manager or Property Manager, including but not limited to assisting in the Preventative Maintenance program and other applicable projects.
• Work as a team player; all team members are responsible for general upkeep and cleanliness of the community, including assisting with waste pick‑up.

• Lifting/carrying supplies, replacement parts, ladders, etc. up to 150 lbs with minimal assistance—over 50 lbs typically assisted by one or more persons.
• Bend, stoop, squat, kneel, climb stairs and ladders.
• Push or pull, reach above shoulders, grasp/grip/turn, and maintain finger dexterity.
• Constantly work outdoors in all weather conditions for extended periods of time.
