Position: Maintenance Supervisor - Ascend on Potranco

Job Summary

Greystar, a leading global real estate platform, is seeking a Maintenance Technician to oversee technical and mechanical work ensuring the cleanliness, safety, and appearance of community buildings, grounds, and common areas.

Job Responsibilities
  • Assist and complete work orders generated from resident requests and routine upkeep.
  • Diagnose defects or problems and perform repairs per company policies, safety standards, and code requirements.
  • Oversee the “make‑ready” process for vacant apartments, including pre‑move‑out inspections, punch lists, vendor scheduling, requirements of supplies, and final inspections.
  • Develop and uphold standards for cleanliness and appearance of grounds, amenities, building exteriors, unit interiors, parking lots, etc., reflecting Greystar quality.
  • Inspect work performed by service team members and contractors to verify quality, scope, and specifications.
  • Maintain inventory of spare parts and maintenance materials, ordering supplies and tools as needed to stay within budget.
  • Complete monthly preventive maintenance procedures as defined in the Policy and Procedure Manual.
  • Assist the Community Manager in developing repair and capital project budgets.
  • Support cost‑cutting and expense control programs by fixing rather than replacing parts where possible.
  • Conduct safety meetings, ensure MSDS sheets are current, and stay updated on OSHA and other safety requirements.
  • Demonstrate customer service skills by treating residents and others with respect and responding to complaints with efficiency and urgency.
Qualifications
  • High school diploma, GED, or related experience and training.
  • Experience in property management maintenance or related trade.
  • Must have own hand tools unless prohibited by state law and be skilled in the safe use and maintenance of hand, power, and mechanical tools.
  • Ability to apply logical thinking to define and correct problems.
  • Proficiency in customer service and interpersonal communication.
  • Strong written and verbal communication skills for representing management and interacting with residents, team members, and visitors.
  • Proficiency with internet, word processing, spreadsheet, and database programs; property‑management‑system experience preferred.
  • Basic mathematical skills needed for financial, administrative, and legal documents.
Technical & Regulatory Requirements
  • EPA Type I & II or Universal certification if working on sealed HVAC systems, handling refrigerants, etc.
  • All state and local jurisdiction certifications required.
  • Valid driver’s license to operate a golf cart on property, if applicable.
Travel / Physical Demands
  • Stand, walk, sit, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas as needed.
  • Work outside in all weather conditions (rain, snow, heat, hail, wind, sleet).
  • Push, pull, lift, carry weights up to 25lb independently and up to 50lb with assistance.
  • Local, routine travel may be required for meetings and training.
  • Flexible schedule with potential evening, weekend, and holiday calls.
Compensation & Benefits

The hourly rate ranges from $26.00 to $35.00. In addition to base pay, eligible employees may participate in quarterly or annual bonus programs (corporate positions) or weekly to quarterly bonus programs (on‑site positions). Robust benefits include:
