Job Description

Summary:

This position performs technical and mechanical work that ensures the physical aspects of the buildings, grounds, amenities, and common areas of the property meet the company’s standards for cleanliness, appearance, safety, and overall functionality.

Essential Responsibilities
  • Completes assigned work orders from resident requests for service and preventive maintenance, diagnosing and repairing defects according to policies, procedures, safety standards, and code requirements.
  • Completes the “make‑ready” process to prepare vacant apartment homes for leasing and new move‑ins, including pre‑move‑out inspection, punch list creation, vendor scheduling, supply procurement, task completion, and final inspection.
  • Follows procedures for accessing and obtaining materials, supplies, equipment, tools, and other items from the property’s maintenance department, tracking inventory used, returning unused items, and notifying the maintenance supervisor of re‑ordering needs.
  • Completes documentation and paperwork accurately and promptly so service requests are recorded and tracked.
  • Assists in maintaining grounds, common areas, and amenities by picking up trash, pressure‑washing, general cleaning, and painting curbs and signage as needed.
  • Supports cost‑cutting and expense control by fixing parts instead of replacing, avoiding wasteful use of materials, and using tools and equipment properly.
  • Other Responsibilities
  • Complies with safety and risk‑management policies by attending meetings, completing required OSHA and safety training, and reporting accidents promptly.
  • May inspect work performed by contractors, vendors, and service providers to verify quality, scope, and specifications.
  • Physical Demands
    • Stand, walk, sit, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas for extended periods.
    • Work inside and outside in all weather conditions.
    • Push, pull, lift, carry, or maneuver weights up to 25 pounds independently and 50 pounds with assistance.
    • Travel may be required for training, meetings, or assisting other properties.
    • Work flexible schedule, including evenings, weekends, and holidays.
    Required Licenses or Certifications
    • EPA Certifications Type 1 and II or Universal for refrigerant recycling (required for Certified Service Technicians).
    • All certifications required by state and local jurisdictions (required for all Service Technicians).
    • Valid driver’s license to operate a golf cart on property, if applicable.

    Hourly Range: $22 - $24.

    Additional Compensation
    • Corporate Positions:
      May be eligible for quarterly or annual bonus based on individual and company performance.
    • Onsite Property Positions:
      May be eligible for weekly, monthly, and/or quarterly bonus programs.
