Job Title: Apartment Maintenance Technician

Community: The Atlantic Stone Oak, 320 units, San Antonio, Texas.

Job Type: Full-Time

The Maintenance Technician performs routine maintenance in individual apartments, common areas and amenity areas. Prepares vacant units for new move‑ins. Performs routine preventive maintenance. Assists in various cleaning functions and monitors grounds. Maintains and repairs physical structures of buildings and grounds by performing the following duties.

• Maintain and repair buildings: electrical, plumbing, carpentry, HVAC, landscaping, painting, cleaning, appliances, pools, utilities, elevators, fencing/gates, and fire systems.
• Complete all service requests/work orders at the direction of the maintenance supervisor or property manager within 24 hours.
• Complete apartment service tickets and log all assigned work orders accurately and timely.
• Manage vacant apartments by preparing them through the turnover process so apartments are ready to lease to new prospects (maintenance of the unit, painting, cleaning, carpet cleaning).
• Replace worn or damaged parts such as hoses, wiring, and belts in machines and equipment such as truck, street sweeper and other equipment used within the maintenance department.
• Assist in ordering supplies for the property.
• Clean internal and external areas of buildings, including dusting, sweeping, mopping, and washing windows.

• High School diploma or GED equivalency, and minimum 1-2 years direct experience as a Make Ready or Maintenance Technician for an apartment community, or equivalent combination of education and experience.
• E.P.A I or II, Universal or HVAC certified required.
• CPO Certification is a plus; experience maintaining pools required.
• Must have supervisory experience.
• Thorough understanding of electrical, plumbing, HVAC systems, carpentry, landscaping, painting, cleaning, appliances, utilities, elevators, fencing/gates, and fire systems.
• Experience with One Site, Yardi, or other property management software is a plus.
