Job Summary
This role oversees and performs technical and mechanical work that ensures the inside and outside of the community’s buildings, grounds, amenities, and common areas meet the Company’s standards for cleanliness, appearance, safety, and overall functionality.
Responsibilities- Assist and complete work orders generated from resident requests, diagnosing issues and making repairs in accordance with established policies, procedures, safety standards, and code requirements.
- Oversee and complete the "make‑ready" process to prepare vacant apartment homes for leasing and new move‑ins by completing pre‑move‑out inspections, creating "punch" lists, scheduling vendors and contractors, obtaining supplies, completing maintenance tasks, and inspecting finished work.
- Develop standards for the cleanliness and appearance of community grounds, amenities, building exteriors, market‑ready unit interiors, breezeways, curbs, signage, leasing office, garbage areas, parking lots, and other common areas to reflect high quality and Greystar standards.
- Periodically inspect work performed by service team members, contractors, vendors, and other service providers to assess effectiveness and ensure compliance with quality standards, scope, and specifications.
- Maintain adequate inventory of spare parts and maintenance materials, coordinating with the Community Manager to order supplies and tools within budgetary guidelines.
- Complete monthly preventative maintenance procedures as outlined in the Policy and Procedure Manual.
- Assist the Community Manager in developing the budget for regular repair and maintenance and capital projects.
- Support cost‑cutting and expense control programs by fixing rather than replacing parts when possible, avoiding wasteful use of materials and supplies, and properly using tools and equipment.
- Conduct regularly scheduled Greystar safety meetings, maintain current MSDS sheets, and keep up to date on OSHA and other safety laws to ensure community compliance.
- Demonstrate customer service skills by treating residents and others with respect, answering questions from team and residents, responding sensitively to complaints, and completing assigned work orders with efficiency and urgency.
- High school diploma, GED, or related experience and training.
- Experience in property management maintenance, other building maintenance, or related trade.
- Ability to provide and maintain own hand tools unless prohibited by state law.
- Knowledge of safe use and maintenance of hand tools, power tools, mechanical equipment, and measuring devices.
- Logical thinking skills to define and correct problems.
- Proficiency in customer service and interpersonal communication.
- Strong written and verbal communication skills for representing company management.
- Proficiency in internet, word processing, spreadsheet, and database management programs; property management system experience preferred.
- Mathematical skills for basic financial calculations.
- EPA Type I and II or Universal certification (if required for sealed HVAC system work).
- All state and local certifications required for the position.
- Valid driver’s license for operating a golf cart (if applicable).
- Bilingual English/Spanish skills are a plus.
- Stand, walk, sit, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
- Work inside and outside in all weather conditions.
- Push, pull, lift, carry, or maneuver weights up to 25 pounds independently and up to 50 pounds with assistance.
- Local routine travel may be required for business meetings, training programs, or other activities necessary for the role.
- Work flexible schedule, including on‑call duties during evenings, weekends, and holidays.
Hourly range: $26.75 - $30.00. Eligible for quarterly or annual bonus programs (corporate) or weekly, monthly, or quarterly bonuses (onsite).
