The Lead Custodian will perform a full range of custodial work to include inspecting rooms, apartments, and buildings to ensure cleaning is completed properly before residents move in. Inspections may also be conducted after work orders, special requests, or project deadlines to confirm spaces are ready for use. During walkthroughs, the Lead Custodian checks the quality of work and provides on‑the‑job training to custodial staff as needed.
The Lead Custodian clearly communicates expectations for work quality, supports team members by addressing questions or concerns, and ensures proper safety procedures and effective cleaning methods are followed. In collaboration with the Supervisor, the Lead maintains accurate time records, helps set goals, provides written instructions when necessary, and promotes teamwork among custodial staff, DHRE staff, residents, vendors, and campus partners.
The Lead Custodian also provides feedback on employee performance to the Associate Director to support the annual evaluation process.
- Lead inspections of rooms, apartments, and buildings before move‑in/arrival of residents and after work order completion, special requests, or project deadlines.
- Provide on‑the‑job training to custodial staff during walkthroughs and communicate quality expectations clearly.
- Set goals with the Supervisor, give written detailed instruction, and foster collaboration among custodial team members, DHRE staff, residents, vendors, and campus colleagues.
- Offer performance feedback to the Associate Director for annual evaluations.
- Meet daily with custodial team members at shift start to coordinate duties, re‑assign workload, and provide written instructions for vacant rooms, apartments, or special events.
- Assist with cleaning of offices, dorms, apartments, restrooms and other housing areas; cover for absent custodial team members and check supply levels during campus breaks.
- Respond to and assess reports of damages, vandalism, floods, or other special circumstances, document incidents, take photographs, and provide cost/time estimates for non‑routine cleaning.
- Check emails and campus announcements daily, provide copies of relevant correspondence to staff lacking email access, communicate via two‑way radio with facilities team members and work control, and prepare status reports as required.
- Ensure all areas and buildings are secure and safe, supervise proper labeling and storage of cleaning supplies, lock supply closets, report maintenance deficiencies, inspect tools and perform minor repairs.
- Maintain supplies and materials inventory, order chemicals and supplies, conduct random inspections of supply closets, keep First Aid Kits and personal protective equipment available, and coordinate delivery of supplies.
- Conserve housing resources by monitoring water and electricity usage and turning off lights, A/C units when entering vacant spaces.
One to two years of related custodial experience and experience providing on‑the‑job training and leadership to others.
Required QualificationsKnowledge: Working knowledge of custodial methods, chemicals, equipment, safety and sanitation practices, and lead/supervisory techniques.
Abilities: Ability to direct work, train others, provide performance feedback; read and write English; use computers to track work orders and order supplies; establish and maintain cooperative relationships; analyze situations and take appropriate action.
Preferred QualificationsPrevious experience in a housing or hospitality setting.

Some weekends or work during campus breaks required, especially during move‑in weekends, coverage during breaks or emergencies.
