Overview

Job Overview: The Maintenance Technician assures the day-to-day maintenance operations of the community and on-site facilities operate smoothly by completing general maintenance of the building(s) and common areas, as well as performing common area and in-unit (as applicable) inspections. This position supports the General Manager to meet the Community goals and objectives as well as ensuring effective and efficient day-to-day operations of the Community’s vision via the maintenance of the common grounds and buildings.

Additionally, this position upholds the aesthetics of the community as directed by the Board and the General Manager and ensures that the highest level of service is being provided.

Compensation: $30-31/hr

What You’ll Do / Responsibilities

  • Meet with contractors, subcontractors, and vendors assuring quality performance and completion in accordance with maintenance contracts.
  • Monitor vendors for compliance with building access and conduct.
  • Maintain and implement the site’s computer-based task- and project-oriented work order system that links required maintenance, daily tasks, and project work to identified personnel with task deadlines. The work order system will also permit the Maintenance Technician and General Manager to identify problem areas, quality lapses, and system and material failures, and track expenditures.
  • Ensure all maintenance customer service calls and related work orders are handled in accordance with Association Governing Documents and contractual specifications, and document as applicable.
  • Ensure application of all necessary safety procedures for legal compliance.
  • Complete all applicable safety training as assigned.
  • Attend as requested designated meetings or functions.
  • Collaborate with the General Manager on the preparation of the Reserve Study and Association budget.
  • Ensure walkthroughs of all Buildings and Common Areas are completed weekly (minimum), more frequently as necessary, and direct responsible vendors for repairs and maintenance activities.
  • Responsible for obtaining proposals for property projects per the Reserve Study, and other items as deemed necessary while working within budget constraints.
  • Provide input to the General Manager for changes in maintenance process, repairs, purchases, or policies that may benefit the Association financially, decrease liability, or enhance homeowner satisfaction.
  • Review and update Association Maintenance manuals as needed, ensuring they remain current.
  • Perform routine maintenance on facilities, equipment, and buildings by performing carpentry, electrical, painting, plumbing, mechanical and irrigation/drainage lines.
  • Operate mechanical equipment, including but not limited to, saws, buffers, lathes, drills, paint sprayers, drill presses, plumbing snake, and other shop machinery and tools, while ensuring that safety procedures and protocol are always followed while doing so.
  • Inspect facilities for structural problems, vandalism, roof damage, siding damage, pest infestations and proper lighting and report to the General Manager immediately to collaborate on an action plan for repair.
  • As assigned, set up tables and chairs for special meetings and ensure all equipment is on and functioning properly.
  • Stock and monitor janitorial and building maintenance supplies and maintain an inventory list of tools and supplies.
  • Must have reliable transportation, a valid California driver’s license, state mandated insurance, and be able to drive to other work locations if necessary.
  • Always represent professionalism and First Service Residential’s standards of operations to clients and staff.
  • Any other items that may be required as part of job based upon Board of Directors’ requests/First Service General Manager, or as deemed appropriate.
