The Role

The Maintenance Supervisor is accountable for delivering on our commitments to our residents and is instrumental in helping Avanath provide superior customer service to our residents. This includes quality move‑in, timely service, superb curb appeal, and personal attention to our residents and their homes. The Maintenance Supervisor works side‑by‑side with the Community Manager to oversee the activities of assigned staff and vendors to ensure the maintenance of the property.

The incumbent must possess a high degree of professionalism and positive engagement for our residents and the workforce.

Qualifications
  • At least 3 years of multifamily property maintenance experience.
  • At least 1 year of supervisory experience.
  • Expertise in plumbing, HVAC, appliance repair, electrical, and carpentry work.
  • HVAC and CPO certifications are highly desired.
  • Valid driver’s license.
  • Very strong organizational skills and ability to handle multiple priorities.
  • Solid interpersonal and customer service skills.
  • Must be available for on‑call and weekend work.
Key Accountabilities

Resident Relations & Customer Service

  • Demonstrates customer‑service skills by treating residents and others with respect and responding sensitively to maintenance complaints.
  • Projects a favorable image of the community to achieve property objectives and public recognition.
  • Ensures consistency, follow‑up, and follow‑through in dealing with residents on all matters.
  • Enforces community policies delegated by the Community Manager.
  • Assists in completing work orders generated from resident requests and routine upkeep, diagnosing defects and making repairs in accordance with policies, procedures, safety standards, and code requirements.

Maintenance Management

  • Coordinates, schedules, and responds to resident, management requests and work orders.
  • Ensures all repairs and replacements necessary for community common areas and units.
  • Supports cost‑cutting and expense‑control programs by fixing rather than replacing parts where possible.
  • Inspects grounds, building, and community features daily to identify, minimize, and correct hazardous property conditions.
  • Manages and orders maintenance supplies inventory while adhering to budget guidelines.
  • Maintains a preventative maintenance program and a well‑organized maintenance shop, adhering to safety standards and OSHA guidelines.
  • Manages unit inspections and key control of the community.
  • Maintains accurate records regarding service requests, EPA/OSHA standards, preventative maintenance, unit make‑ready status, and work in progress.
  • Participates in on‑call emergency coverage.
  • Plans for and utilizes property resources, equipment, and supplies economically by obtaining vendor bids and pricing.
  • Gives direction to and monitors maintenance, construction, and rehabilitation activities to ensure quality and expediency.
  • Challenges team members to achieve higher performance by setting and communicating goals.
  • Develops standards for cleanliness and overall appearance of community grounds, amenities, buildings, and common areas.
  • Under direction of the Community Manager, supervises, trains, and schedules maintenance staff.
