Job Description
The Maintenance Technician’s primary goal is to provide exceptional service to our residents. The Maintenance Technician will work hand-in-hand with the Maintenance Supervisor to provide skilled, efficient and professional service. Through dedication and uncompromised service, this position can be promoted to Maintenance Supervisor. The position reports directly to the Property Manager.
Responsibilities- Perform independent technical maintenance repairs to plumbing, electrical, heating, air conditioning, appliances, and any other aspect as needed.
- Perform apartment turnover maintenance within 3‑5 business days and complete the turnover checklist.
- Install blinds, change filters, replace bulbs, replace drip pans, replace door stoppers, caulk, and other miscellaneous repairs during turnover.
- Maintain common areas (sweeping, mopping, vacuuming, emptying trash, pressure washing, cleaning windows).
- Monitor building exterior for roof, siding, shutters, and other exterior issues.
- Help maintain an effective preventive maintenance program for the area of responsibility.
- Assume primary responsibility for the safe condition of all equipment or structures in area of expertise.
- Enter newly purchased tools or equipment into inventory.
- Keep work area clean and orderly.
- Observe all safety rules.
- Valid driver’s license with an acceptable driving record and proof of automobile insurance coverage.
- EPA certification preferred; if required at a specific property, must be obtained within 90 days of the employment start date.
- Ability to lift heavy objects.
- Willingness to work on‑call hours.
- Effective time‑management skills and attention to detail.
- Ability to adapt to change in a composed manner.
- Ability to respect and maintain confidentiality.
- Maintenance experience and knowledge in plumbing, electrical, HVAC, and appliances.
- Ability to communicate clearly with residents.
- Ability to work cooperatively in a teamwork environment.
