As a Lead Maintenance Technician, you oversee ongoing facility maintenance and repairs to keep the company’s multifamily property operating and appearing at its best.
Responsibilities- Use 5+ years of experience in property maintenance and supervise others to address work orders before they become major problems.
- Apply technical certifications (HVAC, CPO, electrical, plumbing) to critical maintenance tasks.
- Proactively manage routine maintenance and cleanliness of the property, including resident amenities such as the pool and clubhouse.
- Lead by example, completing your own work orders and assisting other technicians.
- Manage the Make‑Ready board to keep turnover work on schedule.
- Engage in difficult conversations with employees and residents, hearing concerns and resolving them.
- Use attention to detail and project‑management skills to find cost‑effective, high‑quality, timely resolutions.
- Maintain a safety‑first approach, handling chemicals with EPA certification and training the team in safety procedures.
Full‑time Monday through Friday, 8:00AM – 5:00PM. Occasional on‑call hours and weekend work may be required. Maintain your own tool kit; may need company‑owned or personal vehicle and a valid driver’s license.
Qualifications- High school diploma or GED; minimum 4 years of relevant experience, preferably in property management or hospitality.
- Minimum of 1 year supervising two or more employees.
- Technical certifications in HVAC, plumbing, or electrical (S1 or S2 HVAC highly desirable).
- Experience in general building maintenance, hand‑tool proficiency, and ability to use Microsoft Office Suite.
- Familiarity with local, state, and federal employment laws, OSHA, and equal‑employment‑opportunity regulations.
- Strong attention to detail, organizational skills, time‑management, and ability to meet goals in a high‑volume environment.
- Excellent verbal and written communication, ability to treat all residents and staff with respect and dignity.
- Valid driver’s license and ability to operate company‑owned vehicles.

- 40 vacation hours in the first year.
- Paid sick leave per state requirements; at least 40 hours of paid sick leave per year in states without a state mandate.
- Holiday pay for eligible employees (if working) or paid holidays (if scheduled off) for six holidays each year.
- Occasional on‑call pay and weekend work arrangements as directed by Property Management.
Work hours Monday–Friday, 8:00AM–5:00PM plus scheduled on‑call hours and occasional weekends. Frequently lift or move items up to 25lb; occasionally up to 50lb. Use hands to manipulate tools, control equipment, or climb ladders. Stand, walk, climb stairs, stoop, kneel, crouch, or crawl in various weather conditions.
