Summary

The Maintenance Supervisor is responsible for planning, prioritizing, assigning, supervising, reviewing and participating in all tasks related to facility maintenance at Burbank Housing apartment complexes in San Francisco. The role includes scheduling and supervising maintenance staff, interacting with Site Management to identify property needs, enforcing standards, and managing off‑hour emergencies.

Responsibilities
  • Frequent travel between sites.
  • Daily supervision, organization and scheduling of Maintenance Technicians and Trainees; communicate with Site Management on work orders, unit turns and related issues.
  • Track staff time and approve time sheets, manage vacation requests and absences, and correct time sheet data.
  • Approve mileage expenses for supervised employees.
  • Generate written personnel schedules and status updates on unit turns and work orders.
  • Attend meetings with the Director of Maintenance Operations, Facilities Manager, other Supervisors and Property Management Staff.
  • Conduct and document monthly "tailgate" safety meetings with staff.
  • Train, direct and assist Maintenance Staff on Burbank Housing procedures, including:
    • Paycom software
    • Elise AI maintenance application
    • Invoice coding and record keeping
    • Proper cleaning techniques
    • Supply management
    • Tool safety and handling
    • Electrical, plumbing, HVAC, drywall, flooring and paint repairs
    • Paint preparation for in‑house and outside vendors
    • Tenant interactions
    • Work safety
    • Full unit turnovers
    • Complete work orders of any nature
    • Plumbing, carpentry and electrical repairs
    • First‑story gutter cleaning
    • All grounds and interior cleaning
    • Replacement of door locks and authorized key copying
    • Exterior touch‑up painting and all interior painting
    • Parking lot maintenance
    • Respond to off‑hour emergencies when notified
    • Use of power tools such as power washers, electric drills, plumbing snakes, electric saws, sanders, etc.
    • Review and follow equipment and system manuals and maintenance instructions
  • Ensure economical and efficient on‑site supplies management.
  • Interact with outside vendors as required.
  • Provide ongoing job performance feedback and annual written performance evaluations for staff.
  • Participate in personnel conflict resolution with the Facilities Manager and Human Resources.
  • Assist in recruitment of new maintenance and janitorial staff.
  • Identify maintenance issues and bring them to on‑site management’s attention.
  • Other duties as assigned.
  • Qualifications

    At least four (4) years’ experience in residential maintenance or a similar trade. Must possess a valid California Driver’s License and maintain a Class C license in good standing. Possession of a good driving record and automobile insurance is required. Must be able to supervise staff following standardized procedures and company policies.

    • Physical demands include walking, climbing stairs, sit/stand, use of hand tools, lifting up to 50 lbs, operating power tools, working in inclement weather, driving a motor vehicle.
    • Ability to anticipate hazards and use appropriate personal protective equipment.
